Atlanta Georgia Home Staging : October 2007

It's been an active October and I couldn't be more pleased.

I had the good fortune of assisting a builder here in Atlanta with two of their inventory homes in one of the Silver Creek Communities.  As it turns out, these newly built homes are less than 4 miles away from my home.

With the homes being so close, I've been able to stop in to see how the homes are showing.  I actually had the good fortune, when taking these pictures, to meet a couple that were touring the home.  According to the agent, they've been back three more times since then.  Sounds like an offer might be on the way..... (smile).

With the real estate market being what it is, this single word that perhaps best desribes the opportunity home staging can bring to a home seller, agent, investor or home builder is "desirability."

According to Webster's On-line Dictionary:

de·sir·abil·i·ty

1plural : desirable conditions <had understood and studied certain desirabilities- D. D. Eisenhower>2: the quality, fact, or degree of being desirable

Regardless of how we pronounce it, or what function (in this case a noun) it is, making your home desirable  is KEY to getting your home sold.

What "desirabilities" does your home have? 

• Is the front of the home warm and welcoming?  One of the blogs that stands out and truly made an impact with me is the one written by Sue Argue titled The Most Important Listing Photograph.  The burgundy door with the No. 5 is not only classy but makes for superb curb appeal.  Thanks to Sue, the how-to's are provided within the blog.
• Does the home look well maintained?  Making the minor repairs your home may need can go a long way with making the home more desirable.  Keep in mind that when you make these repairs it means the new home owner won't have to.
• Too Neutral?  One of the biggest concerns I see with most of the listings I'm called into is that the home is too neutral.  Here's an example:

As you can see, the walls and carpet are all neutral.  When painting isn't an option, then inject color in your bedding and accessories.  Here's the "after" picture:

Simple changes such as this can make your home more desireable.

Here's the "before" picture of the home I had the great fortune of staging today.  As you'll see, the home was still under construction at the time I took these photos.

The quality of workmanship is outstanding.  However, despite the fine work and attention to detail, the house well.... looks like a house.

Here's the "after" picture.  As you can see, the difference is night and day.  As a buyer I'd be apt to linger longer and in doing so would take in all the wonderful feature the home has to offer.

Thanks to staging.

I received word last night from the home owner that his condo, staged 11 days ago, is now under contract.  I couldn't be more pleased for him. 

While I don't have the exact stats on the number of condos for sale in the Atlanta area, I do know that there's a great many of them on the market.   And while the numbers may be alarming high, I had the utmost confidence that once staged, it would show extremely well and would be turned into an inviting and welcoming home.  It's a win-win situation for everyone (home owner, agent and of course, stager).

The homeowner was right... She knew staging would make an impact and it did.

I was contacted by an out-of-state client regarding staging her town-home in Atlanta.  As with all of my prospects, I went to see the home first-hand to study the space, determine the pieces (furniture and accessories) and to take "before" pictures.

There are 5 very distinct differences in the two pictures listed below.  Can you spot them?

Let's see if you got them right:

• Wallpaper and border have been removed
• Walls have been painted
• Updated furniture has been brought in
• Light fixture has been updated

Can you spot the 5th one?  It's hard to see but sometimes even the "little" changes can make a difference.  Check out the light switch cover in the dining room.  The gold outdated plate has been switched out to a pure white plate to match the trim.

I met with this homeowner approximately 4 weeks ago.  We had a very productive conversation that centered on things HE could do to assist in preparing his home for the market.  We also concluded that up-dated furniture and accessories would lend incredible support in how the home showed.  So, with an agreement in hand, I set out to do what I do best; prepare a design plan that would help showcase the features of the home and help his home stand out amongst the others on the market.
