A Floral Arrangement that YOU Too Can Make!

As a professional home stager in Atlanta, I'm constantly on the look-out for floral arrangements.  And... with fall fast approaching, I'm specifically looking for those that are rich, with warm colors.

Over the weekend, I went shopping with my sissy to find arrangements to add to my inventory.  As most know, there are tons of choices from which to select.  However, I wasn't too pleased with the pricing (despite the store I went to).  So... what's a stager to do?  Make their own.  And YOU can too.

This arrangement cost less than $18.00 in total and can even be done for less than that.

Here's the arrangement:

This looks far better in person but... at least it gives you an idea of what it looks like. 

Here are the directions:

Purchases:

Candle stick holder (this one cost $7.00 but... I'm sure you can find them for much less); two bunches of florals (the two bunches combined were approx. $8.00.  Michaels and Hobby Lobby both will often times put these on sale for 50% off), green foam, spanish moss; dry twigs (the curly kind).

Directions:  And this is so simple and took less than 15 minutes to do.

Cut green foam to 1 1/2 inch depth and just large enough to cover base of candle stick holder.  With your glue gun, cover bottom of foam and press firmly on top of candle stick (where the candle would go).  Let dry.

Take the two bunches of florals and using a wire cutter, cut each individual stem.

Now the fun part, start placing the individual stems into the green foam.  I started in the center and worked my way around.  Now use 3 or 4 dry twigs cut to the appropriate size throughout the arrangement.  Last but not least, use the spanish moss to cover the foam areas that might be exposed.

My sister made one as well and let me tell you, it's absolutely beautiful!

Can You Envision This Space As a Home Office?

Can you see it?  It's the little space in the far right hand corner.  Okay, it's difficult to see.  It's equally as difficult for prospective buyers to envision how they'd use that space.  In fact, when I first visited the home, I thought for sure the space was too small for almost anything.

Staging Kitchen Counters

I think I may have mentioned in a blog or two that I love staging kitchens.   Perhaps in part it's because I'm only allowed in my kitchen to make salads or to set the table.  Oh, and of course to clean (smile).  Alright, I admit it, I can't cook.  But... I can stage a home!

I look at all kitchens as pure potential.  Typically, a homeowner has invested in new granite countertops along with new appliances.  Given that they've made the investment, I think it only right to give them the attention they deserve.  My goal of course is to further compliment the wonderful enhancements they've made.

Turning A Spare Bedroom Into An Office

I had the good fortune yesterday to work with a couple of great guys who literally gave me free rein to take their vacant investment property and turn it into a home.  The home is large with 6 bedrooms, 4 baths as well as a finished basement. 

With so many bedrooms and with so many professionals now working out of their homes, I thought it best to show potential buyers, through home staging, how to use one of the bedrooms as an office.

Staging Inventory Homes

I've been given another opportunity to help a builder sell his inventory.  Unfortunately for this builder, the homes aren't moving.  Fortunately, there are solutions that can help move his inventory.

Having received a call from the agent in charge for this newly constructed sub-division, I evidently hit the nail on the head when I made the following comment:  "The prospective buyers have fallen in love with the model home but not with the inventory home."  

After seeing the model home itself; I could understand completely why the buyers liked that particular home.  It felt good, it looked good and I felt the desire to stay and linger.

I always try and place myself in the role of the prospective buyer (whether looking at new construction or a resale), so, just as any prospective buyer would do, I left the model home and went to one of the inventory homes.  Upon opening the door, I entered into a world of "void."  I have no other words to describe it other than to say that there was absolutely nothing that created the same warm feeling I felt while in the model home.

In summary, I couldn't connect on an emotional level with the home.  Other than the amount of space the home had to offer, I couldn't envision living in the home.  Evidently, neither can the prospective buyer.

As shared with the agent, having the inventory home staged:

    • Gives builders an additional method of marketing their homes                                                                                                    
    • An affordable solution - Staging vs. using an Interior Decorating company literally saves the builders thousands of dollars.
    • Unlike model homes, which typically can't be moved to the next home, staging provides the builders with opportunity to have the furniture and accessories moved to the next home.   When the newly staged home is sold, the builder will have the option of having the next home staged.

Home Staging For An Out-of-State Client

I received a call from a homeowner recently with a request to stage her vacant condo.  As she explained, she had relocated with her company from Georgia to Illinois and had hoped the condo would sell shortly after.  Unfortunately, the vacant home lingered on the market and, in fact,  was seldom being shown.

Her question, and I'm asked this question often, is; "how different is the process when the client is out-of-state?"  As I explained, there really is no difference.  NOTE:  I'm sure that many home stagers operate similarly, however, it's always best to check and review first.

Specific to my process:

  • Appointment made with Realtor/Agent to view the home
  • Before Pictures taken
  • Bid Options are provided to homeowner via email or fax
  • Homeowner selects option
  • Staging Date Selected
  • Contract sent to homeowner (again either email or fax)
  • Arrangements made for entry into the home
  • Homeowner signs contract and returns (email/fax)
  • Staging Begins
