Here's mine.  This set of before and after pictures is perhaps one of my all time favorites!  

I had been contacted by the Realtor for a new sub division located near Camp Creek here in Atlanta.  The builder was just starting to build the town homes and knew with all the certainty in the world of the impact of having a model home available for the prospective buyers to view.  In fact, so convinced, he had me do two different floor plans (hence, two model homes).

Here's the before picture. (Yes, that's the agent that called me in while it was still under construction)

Kitchens are perhaps one of my most favorite projects.  In fact, it's typically one of the first rooms within the home that I'll stage.  I don't set out to have it be first but... nine times out of ten, it's the first room that gets completed.

As many home stagers can attest, there always seems to be a back story to the staging projects.  And... as I organized my photos today, it was like a trip down memory lane.

While it's not uncommon to never meet the homeowner, in this case, I never even met the agent. And no, that's not the unique part of the story.

First here are a few pictures: (Note:  The story follows the pictures)

Now here's the story:

The homeowner, having moved to Florida, had a difficult time getting his home to sell given that it was a) vacant (yes, vacant homes are more difficult to sell) and b) the challenges with the market. He also had a difficult time getting a particular agent to take the listing. In fact, prior to the staging, she viewed the home and had declined.  As a result, the homeowner chose to go with a discount broker.

Months pass and without much activity, decides to contact the best staging company in Atlanta, Georgia Interior Solutions (yes, that's my company(smile)). With the proposal sent and the subsequent staging contract signed, we staged this little gem.  A couple of weeks pass and my phone rings.  Turns out the agent who had originally declined this listing had received the photos of how the house looked "after staging."  Not only did she take the listing, she had it sold in a few short weeks!  Her phone call was to thank me for having made such a wonderful transformation to the home.  It's memories like this that remind me why I LOVE WHAT I DO!

One of the challenges many home owners face is figuring out how best to showcase their home.  And often times, it's the small spaces that can create the biggest challenge.  

Case in point, here's one of the before pictures prior to staging.  This home has three bedroom; this one being used as an office. Unfortunately, the single desk just didn't paint the right picture with the potential buyers viewing the home.  It was great in concept but... wasn't working effectively for the seller.

Now here's the same room with some very simple solutions.  

As you can see, only six items were added; two cast iron pieces, a print, greenery, a chair and a lamp.  My advice to homeowners faced with this challenge - keep it simple.  And remember, it's not the number of the pieces used but rather what those pieces are and how well they fit together.
