Here's a recent home staging in Marietta, Georgia. The homeowners were an absolute joy to work with and did so much in preparation for putting the house on the market (i.e., new carpet, freshly painted walls, etc).

Here's the living room before staging. Because the carpet was recently laid, I wanted everything perfect. Hence the vacuum.

The Good, The Bad and The Ugly

As an active blogger in Active Rain, I've had the good fortune to post some of my most favorite home staging projects I've done throughout the years. In fact, here are some links to some of my favorites:

By the way, it's also one of my biggest success stories as it was on the market for almost 2 years without an offer and received a binding contract two weeks after staging.

Atlanta Home Staging Transformation - This post shows how a sun-room comes to life with the use of the right furniture and accessories. The transformation is significant. The results - after spending 8 months on the market, this home also received a binding contract 2 weeks after staging.

The bad and the ugly follow:

As a professional home stager in Atlanta Georgia, there's nothing more important than to demonstrate the transformations that occur in a home staging with great before and after pictures. The great photos will make it to my website, brochures, post cards, blog posts, etc... Having the ability to show prospective clients just how impact home staging can be is done through my photos.

Unfortunately, this particular before and after picture will never make my portfolio.

Here's why: As you can see, the picture is an absolute blur. In addition, the after picture (see below), taken by Atlanta Real Estate Photographer, Iran Watson is from a different angle.

Short on Space? Keep it Simple.

If you're short on space, the solution is to keep it simple. This especially bodes well if your home is being put on the market. By "keeping it simple" you create more "visual" real estate. 

Here's an example.

This is the living room, while under construction. This particular home was a home we had staged for one of our investors, hence the condition of the room.

With all the construction material moved out, and just the furniture brought in, here's what the room looked like:

Now here's what the room looks like with it completely arranged and accessories added: As you can see, the design was kept simple. In doing so, you also create a cohesive and clutter-free room, which is another key factor when selling.

And one of my favorite things to do when taking my after pictures is to capture a close-up. Here's one I had taken of the coffee table.

Whether selling your home or not, small spaces can pose some challenges for the owner. Keep It Simple and remember these rules:

  • Less is More - Don't bombard the space with furniture.
  • Make it Clutter-Free - Eyes need to rest. Having a clutter-free room will allow the buyer to SEE the room and NOT the stuff in the room.
  • Use Clean Lines - You'll be amazed at just how big a difference it will make.

Photography - Angle Up For A Different Perspective

One of my most favorite things to do, beyond staging homes in Atlanta, is to experiment with my camera. It's always amazing how, just a minor change in the angle in which I snap the picture, can make a difference in how the picture comes out.

Here's an example.

In this picture I was standing straight. At only 5' 4", this is what I captured:

Here's another example. By the way, if you're wondering what this room is... so were the prospective buyers. It's one of the distinct advantages home staging a home can provide. But I digressed. This is what the room looks like when I stood straight up and snapped the picture.

In summary, whether your a home stager shooting your own photos for your portfolio and/or passing them over to the agent and homeowner, which is what we do, try taking LOTS of pictures at different angles. I think you'll be amazed at the outcome.
