In fact, growing up, I always dreamed of being a professional athlete as it was evident that they were doing something they loved and were getting paid for it. And while I'm coordinated, I didn't inherit a single gene that would qualify me for any professional sport playing. But that's absolutely a-okay. I found something I love doing; staging homes.

With each new project comes new opportunity.  An opportunity to sing (yup, I've had more than one delivery guy ask me to stop), and to dance (mostly to make them laugh some more). My mission is to ensure those around me are having as much fun as I'm having. Life is way too short.  I'm going to spread the fun. It's my new motto (smile).

Atlanta Home Staging Testimonial

Last night, just prior to shutting down the computer, I received a message from a homeowner that the house we just home staged in Grant Park is now under contract. Suffice it to say, I went to bed happy.  Little did I know, I'd wake up to other great news. Another home, one we home staged on March 29th in Atlanta, also went under contract.

Here's the testimonial I just received this morning:

After having our house on the market for eight months, we were thoroughly frustrated.  Our agent suggested having the house professionally staged.  After a great deal of research and talking with many people, we decided to call Kathy Nielsen.  Kathy met us at the house and explained why the current furniture did not help to illuminate the most lovely features of our home.  My husband and I liked her instantly; she is professional, talented, and warm, and she clearly had the design experience that would allow her to hone in on a specific target audience.  We were absolutely thrilled to receive our first offer just two weeks after Kathy staged our house.  We are certain that had we not chosen to work with Kathy, our house would still be on the market!    --The Armstrongs

Home Stagers - In a Perfect World...

Having been a professional home stager in Atlanta Georgia for the last 5 years, there's just a few small things that I wish would be different when it comes to purchases:

For example: 

  • Artwork would have the price tag placed on the back of the art as oppose to the glass.
  • Artwork would always have a single hook in which to hang the art. Gone would be the days of two hooks, one the left and the other on the right.
  • Bedding would always come with what is labeled on the bag (i.e., the bedskirt, which it said was included would be physically in the bag).
  • Hardware stores would sell picture hangers in packages far greater than 4 to 6.
  • An iron that would never spit hot boiling water all over the new bedding you just purchased.
Okay, that's my list.  Feel free to add to it...

As any professional home stager will tell you, our number one objective is to allow the potential buyers to emotionally attach to the home. It's exactly what I set out to do this morning when I staged this home in Smyrna, Georgia. 

As you can see in this before picture, the kitchen is absolutely beautiful. However, aside from bringing in an eat-in table and chairs, I thought it could benefit from a few "select" accessories.

How Many Home Stagers Does It Take To Screw In A Light Bulb?

Answer:  One.

And from now on, this home stager in Atlanta Georgia is going to be providing them for any home we stage as part of our home staging service, at no additional charge.  Here's why.

Yesterday, we staged a beautiful home just off Roswell Road in Atlanta. When the staging was completed, I went thru the entire home and turned on all the lights as I wanted  the pictures to come out looking great.

Lo and behold, there were 6 light fixtures that needed to be replaced. Fortunately, I had 6 extra light bulbs with me.  From now on, I'll have a case of them on hand.

Here's my philosophy - I want to give the buyers every reason to buy and not a single reason not to.  

Sure, a light bulb working or not working isn't going to sway a buyer to purchase (or not purchase a home). I'm well aware of the many other things that are far more important. Price, location and number of bedrooms are just a few of the items.

However, I'm going to do my part in ensuring the home looks incredible!

 

And because I love sharing pictures of my home staging projects, here's an after picture of the home we staged yesterday in Atlanta, GA. The light over the kitchen table now has light bulbs courtesy of me (smile).

They're MY Words, Not YOURS. Dealing with Plagiarism


Dealing with Plagiarism

When I created the content for my website, I spent hours figuring out WHAT I wanted to say and HOW I wanted to say it.  Did I say hours? I really spent days. So, why, on God's green earth, would anyone think it would be okay to take what I say and use it on their own website is beyond me.

It's wrong. 

Yesterday, I took my pages thru CopyScape and found not one, not two, but three other websites that have used my verbiage.

It's wrong.

Do they not know that they we could be penalized for duplicate content? Do they not know that if the matter isn't addressed promptly that I can take legal action?

And no, I don't want to hear that your webmaster is to blame. You own your website. You own the words it contains and the pictures used. I also don't want to hear that you've hired someone else to write your content (which is what one of the three have claimed happened). If that's truly the case, then "note to self", ask for money back as they didn't write the content used on your site. I did.

Yes. I'm a little angry. It's happened time after time and it's wrong.

And no, I'm not flattered.

Now I'll go on record - please do not copy the content from my website. And never, ever should you think it's okay to use my photos without my permission. I'm the one that made the investment in my camera and took the steps necessary to learn how to take great photos of my home staging project.

I work extremely hard at what I do. Everything you see on my website is a direct result of what I've done, not what you've done.

How to Dress-up Your Master Bathroom


One of the easiest changes a homeowner can make, when preparing their home for the market, is to "dress-up" their master bathroom.

What's needed?

As you'll see, a few accessories will do the trick.

  • Begin the process by removing everything out of your master bathroom
  • Next, start with the towels. A new fresh set of towels placed on the counter or on the side of the bathtub allows the buyer to envision actually bathing.
  • Use matching accessories to bring in consistency. In the case of this home, which was professionally home staged by Home Staging Atlanta, Georgia Interior Solutions, we used a consistent color in the soap dispenser as well as the containers that would house Q-tips, cotton balls, etc.  Using multiple colors breaks up the space. In other words, your eye will stop at each new color.

A couple of months ago, one of our Atlanta investors that we've been working with for the past 2 years called on us to see three homes he had recently purchased. Two months later, one is still under construction and is going thru some major renovations. The other we staged two weeks ago and received multiple contracts and is under contract. The third home is a home we staged today in Decatur, GA.

As you'll see, the home was vacant and went thru a pretty dramatic change.

Tips on How to Showcase The Features of Your Home - Master Bedroom

In the first of the series, I shared tips on how to showcase your dining room. In this post, I'll be sharing insight into how to prepare your master bedroom. From a buyers' perspective, the master bedroom is a key room within the home. Therefore, it's critically important that the room look its' absolute best. 

If the home is occupied (meaning you're living in the home when it is on the market):

  • Ensure the room is picked-up daily. Each morning, make sure clothes are put away and the bed is made.
  • Keep items on the dresser and night stands to a minimum. A good rule of thumb is that it's not a decorative item, then put it away.
  • Stay consistent. In other words, keep the same style throughout the room as this will help to visually make the room appear larger.

If the home is vacant:

  • Brining in furniture (as was the case in this home pictured below) will make the room visually appealing.
  • Use nice bedding. Treat the mattress as though it were a big blank canvas. Warm and inviting bedding allows the buyer to envision sleeping in this room.
  • Bring in a touch of greenery. 
Whether vacant or occupied, find the features in the room and draw the buyers eye to those features thru proper scale and placement of furniture.
