One of the services my Atlanta Georgia home staging company, Georgia Interior Solutions, LLC, offers is an "accessory" package for occupied homes. And while the majority of our stagings focus on vacant homes, we do, on occasion, receive calls from homeowners that simply do not know what to purchase or don't have the time.

In the case of this home, we swapped out some of the existing accessories and added a few other touches to help make this home shine!

Can a Single Home Staging Consultation Help Sell a Home?

The answer is yes. Here's why. The challenge many homeowners experience is that not only are they emotionally attached to the home, they're attached to the items within the home.  There's also a tendency to believe that the layout of the furniture, which fits their current lifestyle, is the perfect layout when selling.  Nine times out of ten, it is not.

The value in a home staging consultation is that a professional home stager understands what buyers are looking for and understands how best to arrange the furniture to maximize the visual real estate. In addition, there's no emotional connection to ANY item in the home. 

Here's a recent example of a home that received a verbal consultation from Atlanta's premier home staging provider. The real estate agents, Iran Watson and John Whittinghill of the Marietta Real Estate Team , referred their sellers to me so that I could provide the home owners with a verbal consultation on exactly what needed to be done to help sell their home more quickly.

With pen and paper in hand, the sellers took extensive notes throughout the home staging consultation and implemented all of the recommendations. The results - home under contract in two weeks.

Is Your Home Capturing the Buyers Off the Internet?

In the case of this home (see before picture below), we have a completely vanilla kitchen (minus my bin of accessories, of course). The cabinets are white. The appliances are white and we have a light-color countertop. If left empty, it's likely the buyers, when searching the Internet, would likely find nothing appealing about this kitchen.  

If you're selling your home, your objective should be to make the "short list." The short list is comprised of the homes they've viewed off the Internet that are "worthy" of seeing first-hand.

Once a buyer settles on a location, price and size of the home (for example, quantity of bedrooms), they will next look for those that are most appealing. Herein lies the greatest opportunity for a seller. If your home is vacant, dress it up. Trust me. As a professional home stager in Atlanta, I've had the good fortune in having helped hundreds throughout metro Atlanta to help sell their home quickly.

YARD STAGING TIPS

Over the weekend I wrote a a blog about a  house that was for sale which had no curb appeal.  Although the house was cute, it lacked that slow the car down and check out this house.  Your yard believe it or not has to impress potential buyers...its the first impression.   Here are some tips for staging your yard by Harmonizing Homes. 

  1. Your front lawn is the first thing that buyers see when they drive by, so make sure your lawn is cut, and edged.
  2. Prune any branches that may be hiding your home, as we saw in the picture in my blog "what is wrong with this house" the house was hidden by this tree, which needed to be pruned.
  3. Mulch around the trees and garden it will look so much neater and fresh
  4. Edge all of your flower gardens...all you have to really do is use a straight edge shovel
  5. Power wash everything...your side walks, deck, house ....cleanness counts
  6. Plant some flowers for color if you don't have flowers planted, or pot some flowers for your walk way or steps.  This time of year it is a bit difficult however, there are still Zinnia's out which are nice a bright and the mums will be hitting the market soon.

Hang some window boxes.... you can fill the window boxes with seasonal flowers and Kale for the fall

Create an outside seating area - a small converstional area perhaps around a fire pit.  Place some potted palms around.

Don't under estimate the power of curb appeal.....The appeal will get the potential buyers to at least stop and write down the address and phone number of the agent.....

Will Dated Furniture Hinder The Sale of Your Home?

A common practice for homeowners with vacant properties is to utilize furniture that they have hanging around. They make the assumption, and with reason, that something in the room is better than leaving it vacant.  And while most buyers benefit from seeing furniture placed in a room, dated furniture has its drawbacks. Here are just a few:

 

  • The dated furniture can, and does, nine times out of ten, date your home
  • Dated furniture will NOT appeal to a broad base of prospective buyers. In fact, your home will likely be a turn-off to the young buyers 
  • Buyers viewing your home on the internet are likely to pass 

 

Case in point - while on my way to de-stage a home in Grant Park last week, I received a call from a prospect that was relatively close by to where I was de-staging. She asked if I could come over to see her home which has been on the market for 6 months. Armed with only my cell phone to take pictures, I snapped the two before pictures below. I apologize for the poor quality. While the iphone 4 is incredible, the camera, well... not so much (smile).

Semi-Staged.  Is it Effective?

Let me start by sharing an example of what I mean when I say "semi-staged."

Home Staging Atlanta before picture keeping room

As you can see in the photo above, there are a few accessories scattered on the bookshelves. The homeowner had added these to help warm up the space. Don't get me wrong, the accessories were a nice touch.  However, if you look closely, you'll see the light fixture in the forefront of the picture.  This room actually served as the eat-in and a great place for the family to gather for dinners.

The challenge for the homeowners, with this semi-staged room, is that buyers were not able to envision HOW to use this room.

After months on the market without a single offer, the homeowners called on Home Staging Atlanta's premier staging company, Georgia Interior Solutions to assist with getting it sold quickly.

Here's what we did:

The simple addition of the table and chairs really made a difference. Combine that with the two accent chairs and a few added accessories (art, books, greenery, etc...) and the room came to life.

The results - home was under contract in less than 6 weeks after having been professional home staged.
