How to Decorate a Sunroom When Selling Your Home: 

A common challenge for homeowners, who are lucky enough to have a sunroom, is knowing exactly what to do with it. Yes, I say "lucky" as I'd love nothing more than to have one in my own home; especially one of this size.

Whether large or small, a sunroom, when deocrated nicely, can give the buyers one more reason to want to purchase your home. My motto is to give the buyers every reason to buy and not a single reason not to.

To give you an idea of the potential a sunroom has, I've included before and after pictures from my Atlanta Home Staging portfolio. In the case of this home, we had a very large sunroom. I knew instantly, given its' size, that I needed to divide the space up.

The solution: In this corner, we opted to place a table and four chairs with a simple arrangement on the table. My objective was to allow the potential buyers to view themselves having meals in this room. On the right side of this photo is a chaise lounge.

Tips:

  • Leverage the fact that a sunroom can literally extend the "living" space within the home. If completely closed-in, as was the case in this home, then consider using in-door furniture.
  • Give the buyers visual clues - here's precisely what I mean. Whether the space is large or small, enclosed or not enclosed, you want buyers to envision using the space. Make it inviting. For example, a bistro set, with an appropriately scaled centerpiece with a saucer plate and a coffee cup, will allow the buyers to envision enjoying a cup of coffee in the morning.
  • Use greenery - Sunrooms are typically steps away from being outdoors. The use of greenery helps mold the two together.

One AWESOME OPEN HOUSE

 

Mike came up with a perfect solution for sellers that was an absolute win-win for everyone involved. During the Open House, the seller had a yard sale.  I love this idea for a variety of reasons:

1) Client (seller) was able to get rid of some of the items that tend to clutter our closets, basements, attics, etc.

2) This combination open house and yard sale brought in 15 people who viewed the home.

3) Mike grew his prospect list.

Last weekend I had an Open House while my Seller had a Yard Sale.  We placed both Yard Sale and Open House Signs in the neighborhood.  I brought a cooler with water and canned soda which we set out for the customers to enjoy.  Inside I set up the usual Open House Swag, music, lighting, listing book, flyers etc...  Outside was fun and light. It was a polo shirt and shorts day with lots of company and laughs.

We met 20 people in the 3 hours I had the Open House.  15 viewed the home 11 people signed in with legitamite contact information for future prospecting.  I recieved 3 buyer leads 1 of which was pre approved today to Search for a Home.

I definitly suggest asking your clients during your lisintg appointment if they plan on having a yard sale and would they mind if you come and have an open house the same day.  I was very pleased with the outcome.  If they say "no" you are off the hook for open houses and they will at the very least appreciate your good marketing idea.

  • Obtain feedback from a friend, relative or neighbor - Your objective is to get the most honest feedback as possible. Start with the exterior and work your way through the entire house. If your home has a garage, basement and/or attic - make sure you address those places as well. 
  • Check out your competition - Even if it means driving around and writing down the addresses to view them online, you need to understand how your home compares to the others on the market in your area. 
  • Create a list, plan and prioritize - Preparing a home for the market can be a bit overwhelming; this is where a well thought out plan will help reduce the stress. As items are completed, check it out the list. Repairs should top your list. Buyers don't want to own fixing problems in their newly purchased home.
  • Think like a buyer, not a seller - Viewing your home as a buyers versus a seller can help reduce the emotional connection you may have with your home. This may be difficult for some sellers as the bond can be quite strong. However, you need to remember that homebuyers come into your home with an entirely different perspective. 
In addition to the above, it sometimes the smallest of things that can make a world of difference.  Adding two pots of flowers by the front door or changing out the welcome mat at the front door can literally change that immediate first impression.

How to Ensure Your Home Appeals to a Broad Base of Prospective Buyers

If you've ever toured a model home, it's likely that you've noticed that the secondary bedrooms are typically staged as a boys' room and the other as a girls' room. The third bedroom, assuming there is one, is typically done as an office. There's a reason for that. The developer, by design, is positioning the home to appeal to all types of buyers.  Smart?  You bet.

As a home seller, you have the same opportunities.  Here are a few tips:

 

  • Avoid "labeling" the room - Typical labels are "children's names." For example "Johnny's Bedroom." When buyers enter "Johnny's Bedroom" the subliminal message being conveyed is that it's Johnny's, not theirs. You want buyers to envision it being their home. Another example, and one I see quite often as a home stager in Atlanta (although, I'm sure this happens everywhere) is to see diplomas on walls. While you have every reason to be proud of that accomplishment, it's another label reminding the buyers that the home is yours.
  • Don't make assumptions - Just because you may be using one of the secondary bedrooms as a storage room, don't assume that the buyer will want to do the same. In addition, it screams that your home lacks storage. Your best bet is to set the room up as a bedroom. 
  • Use props - Buyers are motivated by their emotions. "Nice things" evoke "nice emotions."  Props can range from white fluffy towels to new bedding and no, they don't have to be expensive.
And while you'll never know exactly who the buyer will be, ensuring your home appeals to a broad base of prospective buyers will lend incredible support in helping to sell it quickly.

At Georgia Interior Solutions, LLC, Atlanta's premier home staging company, we take on projects of all sizes. Whether the home is large or small, it makes no difference. Each home we stage will get exactly what it needs to help sell it quickly. 

In the case of this home, I had made the recommendation to change out the furniture. Costly? Well... in comparison to other home stagings we've done in Atlanta, the cost was higher in light of the fact that we took everything out. However, once the existing furniture was out, it was no different than staging a vacant. And oh, by the way, they had interviewed two additional stagers. Our price, combined with a clear and concise contract, made us the perfect choice for staging.

Did it make a difference? In more ways than one. The new room arrangement showcases how large the room actually is. In the before picture, you can see that the location of the sofa made the room appear much smaller. In addition, the TV was actually a focal point. A common mistake by sellers is that they overlook the features that their home has to offer. A TV is NOT a feature. The fireplace is. 

The results: After 10 months on the market without a single offer, the homeowners, within 2 weeks of staging, received two competitive offers. The house is now sold.
