I don't know what it is about kitchens that I love so much. But... give me a kitchen to home stage and I'm one happy camper. This week, my Atlanta home staging company, Georgia Interior Solutions, had the distinct pleasure of staging three vacant homes this week. We staged the last set of before and after pictures on Thursday. On Friday, we staged two (top two before and after pictures). More on that subject in a different post.

When I posted the after picture last night on my Facebook page, I had one of our rainers, Cathy Lee, respond with "Orange ya glad you staged with it..." The answer is YES! 

To assist the seller on the cost of staging, I try and use as many items that I can to help reduce the investment cost in home staging the property.

In the case of this home, I just knew I could use the sofa. Sure, the color was unique (and no, I've never staged a home with an orange sofa). However, the size was perfect for this room. And again, I knew it would be a way to save them money.

Here's what we did:

  • We had the seller remove the TV. This home is semi-vacant. In other words, the sellers are not living in the home. However, they had a few items within the home to add some warmth. The TV, as you can see, was just too large.
  • Initially, we thought the plant (which is artificial) would be perfect. Try as we may, it was taking up too much real estate within the home. So... off to the porch it went.
  • To compliment the orange sofa, we added brown and orange accent pieces.

Why I LOVE what I DO - Home Staging in Atlanta

As a little girl, I always envisioned doing something I loved for a living. Having grown up in Miami right next to the Orange Bowl, we were huge football fans. I would sit for days thinking how lucky those football players were as they were doing something they loved and getting paid for it.  Lucky ducks, is how I described them. I was 7 then, so... yes, I used the term "lucky ducks" (smile).

Well, years later, and with nearly 5 years of helping home owners sell their homes quickly thru home staging, I can honestly say I'm doing something I love. Having the ability to turn a blank canvas into something more appealing for the buyers is rewarding.

A couple of months ago, we were asked by an Atlanta investor to view this property. As you can see in the before pictures below, they had just begun the renovations.

I was really looking forward to home staging this home. Perhaps it was because having seen the grass growing on the inside of the home (see it? it's right under the first window on the right in the living room before picture), I just knew, with all the certainty in the world, that the transformation would be significant. As a professional home stager in Atlanta, the bigger the transformation, the better.

The Staging of a Condo in Atlanta - Before and After Pictures

Suffice it to say, I've been a busy little home stager. With 2 stagings last week and a de-staging (home went under contract in 6 weeks), with three new stagings this week, if I'm not knee-deep in my warehouse, I'm staging my little heart out.  I love the creative outlet that staging provides so... I couldn't be happier.

So... in an effort to keep on top of my blog posts, I'll be sharing the home staging projects as I get them done.

This is the condo we staged today in Atlanta. As you can see in this before picture, the walls had been painted a great neutral (and not white) color. Remember, when selling "some color is far better than the builder-white which is commonly used.

Buyers, when viewing homes first-hand, are no doubt going to walk away with an opinion.

Whether good, or bad, they'll likely refer back to your home with some sort of description.

What we don't want to hear from buyers are statements such as these:

"Honey, remember that home with the dated wallpaper?"

Or...

"I loved that last home we saw but... there was so much clutter, I had a hard time visualizing our things in there."

With so many homes on the market from which a buyer can select from, we want to give them every reason to buy and not a single reason not to.

And yes, as a home seller, there are things you can do to ensure "what they remember" are all the positive things your home as to offer. More on that in a second.

 

When chatting recently with the listing agent, Iran Watson, for the exterior shot pictured above, he spoke of taking this specific picture of the swan/frog statue as a memory shot.  Specifically, the photo was taken to help draw the buyers into the home. Similarly, he had taken this twilight picture of the pool to further capture the buyers:

Having seen this home first-hand when our Atlanta Home Staging company, Georgia Interior Solutions, was asked to provide a home staging consultation, I can tell you that Iran absolutely captured the essence of the home. I have no doubt that buyers will only have positive memories of this home.

As mentioned, there are things YOU, as a seller, can do to make the experience a positive one.  Here are a few tips:

  • Have repairs - fix 'em.  I recently visited a home where the railings leading up to the house were all leaning. No doubt this will be a turn-off to buyers.
  • Think clutter-free. Homes filled to the brim with furniture and nick-knacks consume "visual real estate." Don't know where to begin? Call in a professional home stager.
  • Dated fixtures date your home. One of the most common mistakes a home seller will make is not addressing the minor updates that could end up making a world of difference. For example, light fixtures and faucets. The expense is minimal in comparison to the impact these improvements can have.

As a home stager in Atlanta, I've been known to stage my fair share of vacant properties. In many ways, the staging of a vacant home is like having a blank canvas. In other words, we have free rein. Some may even argue that the staging of an occupied home is tons harder. I will admit that they can be a tad bit more challenging. But nonetheless, the results can be thrilling.

Home Staging Atlanta - Identical Twins Take on Staging!

How lucky was I when last week, in celebration of our birthday, my twin sister was able to assist me on the staging of this loft. She had taken the week off as our mom had driven down from upstate New York to spend time with us. It turned out that I needed her help and when she offered, I jumped on the opportunity.  Thanks, Sissy!!  Given that this was a semi-occupied home and we needed to move furniture around, I couldn't have done it without you.

For photos of the transformation within the master bedroom, check out my post titled Master Bedroom Makeover. Sunglasses are required when viewing that makeover (smile).

Before sharing these pictures, I want to also thank Iran Watson.  All of the after photos were taken by Iran. Not only is Iran an excellent photographer, he is also a real estate agent in Marietta, Georgia.  Iran - Thanks for all you do!!! You are an absolute gem and I'm so glad that you, me and John have hooked up.
