Active Rain Home Staging “Before and After” Picture Contest

 

Home Stagers – It’s your time to shine!

 

 

For years, I’ve had the distinct pleasure of posting my before and after pictures in Active Rain.  During those years, I’ve had numerous clients contact me as a direct result of having posted my pictures.

Home Stagers - I want the same for YOU! As a result, I’ve solicited the approval of running an Active Rain contest that focuses on your best home staging projects. The winners will receive 3,000 points for 1st place, 2,000 points for 2nd place and 1,000 points for 3rd place.


 

Here are the details:

 

 

  • ·       Within the comment section of this blog post, you will post your favorite before and after projects. NOTE: In order to qualify for this contest, you will need to post both the before and after picture.

 

 

 

 

  • ·       Contest will run from June 8th to June 16th by 5:00 p.m. eastern time. PLEASE FEEL FREE TO ADD YOUR BEFORE AND AFTERS NOW. CONTEST END DATE REMAINS THE SAME.

 

 

 

  • ·       Five (5) judges have been pre-selected. The names of the judges will be announced after the contest.

 

 

 

  • ·       Judging will be based on the following:

 

 

    Biggest Transformation – how different the room(s) look after home staging.

    Nicest After Picture – how “visually” appealing the room(s) appears after home staging.

 

 

  • ·       You may enter one set of before and after pictures. The home staging photos can be of occupied homes or vacant homes.  No other restrictions apply. Please note:  I, personally, will not be participating in this contest.

 

 

 

  • ·       Judging will be based on a 10-point scale with 10 being the highest.

 

 

 

  • ·       The points will be awarded as follows:

 

 

    1st Place – 3,000 points

   2nd Place – 2,000 points

    3rd Place – 1,000 points

 

To enter - Simply post your home staging before and after pictures to this post in the comments.  If you are having difficulties uploading pictures, please read the following (which was provided by Active Rain):

"After we upgraded the site, we placed strict limits on how long actions could take – this is one of the reasons ActiveRain runs so quickly now. That limit is 30 seconds. When a user tries to upload a large image, sometimes their internet connection is too slow to finish in time, and they receive a "Bad Gateway" or "Proxy Error" message. Measuring your success as a home stager

Personally, I measure my success based on how quickly a home goes under contract after staging. Others may believe that the quantity of homes one has staged at the same time is a good indication. There's definitely two sides of every coin and I'm not here to suggest that having a large quantity of homes staged is a bad thing. I currently have 17 homes staged at the moment. To me, that's more of an indication that my marketing efforts are working (yes, I blog on Active Rain actively and I'm here to tell you it has helped tremendously).

Here are just a few recent examples of our Home Staging Atlanta projects that have sold recently:

The home above has been on the market for 2 years prior to being professional home staged. In the first week of staging, the sellers received an offer but declined. Three weeks later, they had two simultaneous offers and the home went under contract. With multiple offers after staging, the home went under contract in less than 4 weeks after staging.

The home above was on the market for 8 months prior to being home staged. Within 2 weeks after staging, the home went under contract.

The home above was staged prior to being placed on the market. Within 2 months of staging, the home went under contract and has since been de-staged.

Misty Valley Before 2 Misty Valley After 2 

This Atlanta investor opted to increase his original asking price by $20K after being professionally home staged. Three weeks later, the home is now under contract at the full asking price.

Is Your Home or Listing Making the Buyers Short List?

Is your home or listing making the buyers short list?

That "short list" is serious business.  Buyers are absolutely using the Internet to narrow their search for their next home. How can you help make that "short list?"


Tips on making the buyers short list
  • Ensure the location of your home stands out.  Buyers will narrow their search based on location first.
  • Next, ensure the price of your home is clearly visible. Once buyers narrow their search based on the location(s) they're interested in, they will next narrow it further by looking at the price of the home.
  • Load the listing up with beautiful pictures.  Listings with one photo or worse yet, no photos,  will NOT help you sell your home. Buyers will no doubt be looking for homes with pictures that show the exterior as well as the interior.

P.S. I sure wish this women didn't look so angry. She really needs to smile more.

Can Home Staging a $69K Home Help?

Some may argue that having a $69K listing staged simply doesn't make sense. However, the Atlanta investor, who has used me on his last four homes, would argue that it makes sense at any price point. Three of the four listings have gone under contract in less than one week.  He's banking on a quick sale and I'm confident he'll get it.

Let's start with the picture first so that you'll see exactly what I mean.

Yes, the exterior matches the interior. 

 

 

While I took over 30 pictures, I suspect that the only room that will be recognizable (after we've worked our magic) is this one of the formal living room as the fireplace is staying.

 

 

But, no worries, Home Staging Atlanta's premier home staging company, Georgia Interior Solutions has partnered with an Atlanta investor to rock the Atlanta market. We're on our 9th home. With his renovations, combined with my staging, we've never had a home sit longer on the market than 2 weeks. How will I help this Atlanta investor? 

 

  • Define the layout. For this particular home, the biggest question asked was whether or not we should add another level. At this point, the answer is no. Instead, we intend to add to the back.
  • Choose flooring
  • Choose lighting (canned lights, light fixtures, etc...)
  • Choose wall color
  • And the list goes on....
So stay tuned. This will no doubt be one of the biggest transformations ever.

Home Staging Atlanta - Project Heritage

"Project Heritage." It's what the sellers call their home that's been vacant and on the market for a while. Despite the new flooring they just laid, the sellers believed that they needed to make the home more "visually appealing." In addition, when left vacant, the room appeared much smaller.

Here are the before and after pictures of the living room.  I emailed the after photos (as I always do) to the homeowners and they made the comment that it looks so enticing that they may want to move back in.

If you love what you do, you'll never work another day in your life.

If you love what you do, you'll never work another day in your life.  No truer words have ever been spoken (in my humble opinion).

In fact, growing up, I always dreamed of being a professional athlete as it was evident that they were doing something they loved and were getting paid for it. And while I'm coordinated, I didn't inherit a single gene that would qualify me for any professional sport playing. But that's absolutely a-okay. I found something I love doing; staging homes.

With each new project comes new opportunity.  An opportunity to sing (yup, I've had more than one delivery guy ask me to stop), and to dance (mostly to make them laugh some more). My mission is to ensure those around me are having as much fun as I'm having. Life is way too short.  I'm going to spread the fun. It's my new motto (smile).

And here's why I love what I do.... I get the chance to take a plain room and make it more inviting. Here's one from one of our latest home stagings in Atlanta.

Last night, just prior to shutting down the computer, I received a message from a homeowner that the house we just home staged in Grant Park is now under contract. Suffice it to say, I went to bed happy.  Little did I know, I'd wake up to other great news. Another home, one we home staged on March 29th in Atlanta, also went under contract.

Here's the testimonial I just received this morning:

After having our house on the market for eight months, we were thoroughly frustrated.  Our agent suggested having the house professionally staged.  After a great deal of research and talking with many people, we decided to call Kathy Nielsen.  Kathy met us at the house and explained why the current furniture did not help to illuminate the most lovely features of our home.  My husband and I liked her instantly; she is professional, talented, and warm, and she clearly had the design experience that would allow her to hone in on a specific target audience.  We were absolutely thrilled to receive our first offer just two weeks after Kathy staged our house.  We are certain that had we not chosen to work with Kathy, our house would still be on the market!    --The Armstrongs

Home Stagers - In a Perfect World...

Having been a professional home stager in Atlanta Georgia for the last 5 years, there's just a few small things that I wish would be different when it comes to purchases:

For example: 

  • Artwork would have the price tag placed on the back of the art as oppose to the glass.
  • Artwork would always have a single hook in which to hang the art. Gone would be the days of two hooks, one the left and the other on the right.
  • Bedding would always come with what is labeled on the bag (i.e., the bedskirt, which it said was included would be physically in the bag).
  • Hardware stores would sell picture hangers in packages far greater than 4 to 6.
  • An iron that would never spit hot boiling water all over the new bedding you just purchased.
Okay, that's my list.  Feel free to add to it...
