In the case of this home (see before picture below), we have a completely vanilla kitchen (minus my bin of accessories, of course). The cabinets are white. The appliances are white and we have a light-color countertop. If left empty, it's likely the buyers, when searching the Internet, would likely find nothing appealing about this kitchen.  

If you're selling your home, your objective should be to make the "short list." The short list is comprised of the homes they've viewed off the Internet that are "worthy" of seeing first-hand.

Once a buyer settles on a location, price and size of the home (for example, quantity of bedrooms), they will next look for those that are most appealing. Herein lies the greatest opportunity for a seller. If your home is vacant, dress it up. Trust me. Over the weekend I wrote a a blog about a  house that was for sale which had no curb appeal.  Although the house was cute, it lacked that slow the car down and check out this house.  Your yard believe it or not has to impress potential buyers...its the first impression.   Here are some tips for staging your yard by Harmonizing Homes

  1. Your front lawn is the first thing that buyers see when they drive by, so make sure your lawn is cut, and edged.
  2. Prune any branches that may be hiding your home, as we saw in the picture in my blog "what is wrong with this house" the house was hidden by this tree, which needed to be pruned.
  3. Mulch around the trees and garden it will look so much neater and fresh
  4. Edge all of your flower gardens...all you have to really do is use a straight edge shovel
  5. Power wash everything...your side walks, deck, house ....cleanness counts
  6. Plant some flowers for color if you don't have flowers planted, or pot some flowers for your walk way or steps.  This time of year it is a bit difficult however, there are still Zinnia's out which are nice a bright and the mums will be hitting the market soon.

Hang some window boxes.... you can fill the window boxes with seasonal flowers and Kale for the fall

Create an outside seating area - a small converstional area perhaps around a fire pit.  Place some potted palms around.

Don't under estimate the power of curb appeal.....The appeal will get the potential buyers to at least stop and write down the address and phone number of the agent.....

Will Dated Furniture Hinder The Sale of Your Home?

A common practice for homeowners with vacant properties is to utilize furniture that they have hanging around. They make the assumption, and with reason, that something in the room is better than leaving it vacant.  And while most buyers benefit from seeing furniture placed in a room, dated furniture has its drawbacks. Here are just a few:

 

  • The dated furniture can, and does, nine times out of ten, date your home
  • Dated furniture will NOT appeal to a broad base of prospective buyers. In fact, your home will likely be a turn-off to the young buyers 
  • Buyers viewing your home on the internet are likely to pass 

 

Case in point - while on my way to de-stage a home in Grant Park last week, I received a call from a prospect that was relatively close by to where I was de-staging. She asked if I could come over to see her home which has been on the market for 6 months. Armed with only my cell phone to take pictures, I snapped the two before pictures below. I apologize for the poor quality. While the iphone 4 is incredible, the camera, well... not so much (smile).

Semi-Staged.  Is it Effective?

Let me start by sharing an example of what I mean when I say "semi-staged."

As you can see in the photo above, there are a few accessories scattered on the bookshelves. The homeowner had added these to help warm up the space. Don't get me wrong, the accessories were a nice touch.  However, if you look closely, you'll see the light fixture in the forefront of the picture.  This room actually served as the eat-in and a great place for the family to gather for dinners.

The challenge for the homeowners, with this semi-staged room, is that buyers were not able to envision HOW to use this room.

After months on the market without a single offer, the homeowners called on Home Staging Atlanta's premier staging company, Georgia Interior Solutions to assist with getting it sold quickly.

Here's what we did:

The simple addition of the table and chairs really made a difference. Combine that with the two accent chairs and a few added accessories (art, books, greenery, etc...) and the room came to life.

Atlanta Home Staging - Same House. Second Time Staging

 

A couple of years ago, I had the distinct pleasure of home staging this home in Atlanta, Georgia. I remember the agent calling me only a few weeks later with the good news that the home was under contract. We were all pleased.  

Fast forward two years.... the owners received confirmation that they would be moving to California for a job transfer.  They were so impressed with how the home looked when they made the purchase that they wanted the same home stager (me) to stage the home.

I suppose this was bound to happen as I've been professionally staging homes throughout Atlanta for almost 5 years. And for those that may be wondering if it's a new agent or not - they are using the same one who originally listed two years ago. 

Here's the home as it appeared two years ago when I first staged it.

Home Staging Investment Properties in Atlanta

Home Staging for an Atlanta Investor - As a home stager in Atlanta, where all the testimonials on my site are in fact mine (smile), I've thoroughly enjoyed working with the Atlanta investors. While the process can be a little different, they are a joy to stage. 

This is an example of a home we staged last week.

Here's what the room looks like when the furniture has been delivered.  I typically have it placed in the "general" area. However, I've been known to make multiple changes to the layout. As any professional home stager will tell you, the furniture, accessories, layout, etc... are NOT about the homeowner. Instead, it's about the buyer.

This Home Only Looks Like a Million Bucks - But it's not.

There's a myth out there that home staging benefits the high-end homes only. This couldn't be farther from the truth. All homes, whether you're staging it yourself or using a professional, can reap the rewards. 

Case in point - Guess how much this home is listed for. It's an after picture of a home staging project in Atlanta that I had completed a couple of weeks ago. You can see the before and after picture here.

What's the asking price? $89K. It doesn't look like it, does it?

So what's my point? The benefits of home staging applies to all price points because:

  • Buyers lack vision
  • Buyers rely on their emotional connection to the home. A vacant home just doesn't give out the same look and feel
  • Buyers need to envision living in the home
Whether the home is listed at $3M or $89K buyers have needs. As a seller, it's important to understand what those needs are and hit upon each of them.

Standing Out In A Sea Of Homes - Far Far Away

I recently shared pictures in a post titled Home Staging Up Close & Personal pictures I had taken that were close-ups of some of my more recent projects.  This evening I was going through my portfolio and thought there may be some value in sharing a couple of pictures where the photo actually captures more than a single room.

Here's one project I had done a few months ago.  As you can see, this photo captures the living area, kitchen and kitchen eat-in.  I somehow managed to capture the ceiling, which in this home was a gorgeous feature of the home.

Here's another picture that captures a variety of the rooms within the home.  As you can see, it showcases the living room, eat-in kitchen, kitchen and even a small glimpse of the dining room (left hand side of the picture).

I've learned to send a variety of different angles and views of the homes I've staged so that the agent can make the decision on which ones to use. Thus far, it's worked perfectly.

A Prospective Buyer Pays A Visit DURING Staging

Last week, while staging this town home (see below), we had a prospective buyer pay a visit.  She happened to be viewing the home next door which was also on the market.  I had been introduced to the potential buyer via the agent who was showing her that home. That agent had offered to show me her listing so that I could see the difference in floor plans.  She also made mention that her listing was already "partially staged."  I couldn't wait to go in.  My excitement quickly vanished when I entered.  It turns out that her definition of "partially staged" equates to a rug and a floor plant for the living room.  Dumbfounded, I excused myself. But, I digressed.

The prospective buyer stayed for approximately 10 minutes in the home next door.  When she made the visit to the home we were staging, she stayed for almost 20 minutes.  Why the difference?  

  • Because she had someone to talk to?  No, that's not it.  She had the listing agent there to engage in conversation inside the other home.
  • Could it have been the price?  No.  Both were priced at equal amounts.
  • Could it have been that we (me and my assistant) have awesome and incredible personalities?  Not likely.  But... for those wondering, we do have great personalities (smile).
So... what I truly believe, based on her vast amount of compliments, is that staging gave the home more interest; more things to view, to touch, and allowed her to visually take stake, on an emotional level, in the home.  Adding furniture and accessories can truly make a difference in how the home appears.
