In fact, not only did we get a contract in 5 days, we had a bidding war between two buyers with another two other agents preparing to write offers as well.

As the home stager for this home, I knew it was important to create a more warm and inviting space, which was accomplished by re-arranging the furniture. I had also recommended that the fireplace, which was black, be painted white which elevated the look and feel.

As you can see, it took a team to help sell this Marietta home in 5 days. The combined efforts of the agent, the home stager (me) and having incredible photos truly does make a difference.

If your home is on the market, one of the most important things you can do is to ensure your home stands out on the Internet. Why? Because home buyers are using the Internet to create the list of homes they want to see in person. The better the photo, the more traffic you'll have.

In the case of this home (see before picture below), the room appears dark and dreary and the window treatments are actually a detriment. Should that have been the photo used, it's likely buyers wouldn't be inclined to want to see it in person.

Why This Home Got Multiple Offers Only 3 Days On The Market

It wasn't due to a magic pill, nor even a wand. Because I was involved, I can tell you first-hand that it took 4 things. Here they are:

  • A great real estate agent
  • Homeowners who were willing to price it correctly
  • It was made beautiful, inside and out
  • The MLS photos were stunning

Great Real Estate Agent: 

Marketing the home is critically important in any market condition. A great agent is one that is aggressive in their marketing and knows the value of getting the home as much exposure as possible. 

Homeowners Who Are Wiling to Price it Right:

Of course we want as much money for our home as possible. However, it's important to understand that "pricing it right" is critically important. Priced too high for the area, and you'll have a house that sits and lingers. This is another value-add that agents provide to homeowners who are looking to sell. Agents have access to the tools to help determine the price. 

Make it Beautiful Inside and Out:

When buyers pull up to your home, it's important to create that first great impression (often referred to as curb appeal). An ugly yard is surely going to turn them away whereas a beautiful, well kept yard and entrance will surely draw them in.  As for the inside - impressions, they say, are formed in the first 30 seconds (if not shorter). Having a home that is warm and inviting helps engage the buyer.

It's important to understand that buyers are using the Internet to create their short list of homes that they want to see first-hand. Having great photos will help draw the buyer in.

In the case of this home, we had all four. The homeowner had a wonderful agent, priced it correctly, made it look beautiful on the outside - had it professionally staged by me and used the photos you see listed in the flyer for MLS.

Results: Two offers for the full asking price with another 10 calls after the offers were received.

Tips on Selling Your Home From A Professional Home Stager

As a home stager in Atlanta, I've been successfully helping sellers sell their homes quickly. In fact, in December alone, we have 5 de-stagings already scheduled. All five homes are under contract. Great for the seller, the agent and for my stats. But, I digressed.

If your home is on the market, there are steps you can take to help you achieve a quick sale and help to achieve the price point you're looking for. Here are a few tips to help you get started:

  • Ask and listen - Whether you're asking the agent or a friend, be prepared to truly listen to what advice they're giving you. For example, when an agent recommends that you reduce the amount of furniture pieces in your living room - listen and heed that advice. If you're asked your best friend on what "first impression" they get when visiting your home, listen carefully. 
  • Make repairs - Unless you're looking to get a rock bottom price for your home, you should address all items in need of repair. Trust me, buyers do NOT want to buy your problems. A broken dishwasher simply equates to further dollars the buyer has to put out or worse yet, they ask for a reduction in your price.
  • Purge - It's likely you've heard this a dozen times, if not more. However, whether you're addressing a closet or the master bedroom, you need to create as much visual real estate as possible. The more "visual" real estate your home has to offer, the more enticing it is to the buyer.
Another great tip is to understand the demographics of the buyer. In other words, knowing WHO will likely buy provides great insight into WHAT to do. Let's take this home as an example.

This is a condo in downtown Atlanta. Based on the location, and based on information shared by the agent, the buyer would likely be young. As a result, most of the accessories we brought in supported a younger, more hip buyer. Results? Home was under contract in the first week it went on the market. And yes, it was a young first-time home buyer.
