Choosing the Right Accessories When Showcasing Your Home

Choosing the Right Accessories When Showcasing Your Home:

When I'm doing a consultation for a homeowner who is living in the home while on the market, the number one question I'm asked is what accessories to buy and quickly followed by where to buy them. Fair questions, for sure. Choosing the right accessories can be a bit overwhelming but can be accomplished quite easily.

Here are some quick tips when choosing accessories:

  • It's not the cost of the item that matters. Most of the accessories used in the images above were NOT expensive.
  • If selling in the spring, lean towards the floral that helps bring the spring-like flowers inside. Of course, if you're selling in the fall or winter, the rust colors work best.
  • Minimize. Your goal is to showcase the home and not overwhelm the space with "things."  The "less is more" goes a long way when selling your home.
If in doubt, please contact a home stager as they know and understand what accessories to use to truly compliment your home.

Should You Set Your Table When Selling Your Home?

Should You Set Your Table When Selling Your Home?

Here are my recommendations:

  • Set one table but not both - In other words, if there's a dining room table AND a kitchen table, set only one of them.
  • If there's only one table, take into consideration "how busy a table setting" will have from a visual standpoint. If it appears "clutter-like", then opt for a simple arrangement.

I also let the home speak to me in terms of what it needs. For example, in this home (with one table), I wanted the chandelier to take center stage. As a result, I used small, contemporary dishes, no napkins, or glasses and a centerpiece.

I added a twig to the centerpiece to help pick-up the browns from the window treatment and table:

How to Dress Up Your Coffee Tables & End Tables

How to Dress Up Your Coffee Tables & End Tables

It's amazing how a few decorative pieces placed on a coffee table and end table can make a difference in the look and feel of a room. Fortunately, it doesn't take a lot to achieve the look that's appealing to the eye.

Here are a few examples:

While the pictures in the slide show are vacant homes that we had staged throughout metro Atlanta, the following principles can be applied whether you're selling your home or not.

Here are a few tips on how to dress-up your coffee tables and end tables:

  • Decide on a color/theme - When making this decision, take into consideration the colors that surround the table(s). In a more traditional home, I tend to lean towards florals, candle sticks and books. In a contemporary home, it could be a single arrangement or even glass candle holders.
  • Vary the height of the items - Imagine a table top with everything the same level - it just doesn't work. I used, in several of these examples, books to gain the height I was looking for.
  • Shop Wisely - Fortunately, I'm surrounded by a great selection of stores from which to shop. Most of the items in the slide show came from Michaels (florals are typically on sale in the front of the store), Home Goods (love their selection) and Kirklands (mostly for the candle sticks and books).
  • Strive for balance - The easiest solution is to use two matching lamps on the end tables. In doing so, you have a more polished look.
For examples on how to dress up your dining room table, eat-in and counters, visit the following post titled: Tables Settings by Atlanta Home Stager, Kathy Nielsen.
