Atlanta Georgia Home Staging : Georgia: Powder Springs

I received a call from a prospect for a home in Forest Park, Georgia.  My client had never seen the home first-hand as he lives in California.  I made a promise to him that I'd be completely honest with him and share my first impressions of the home.

Keeping to my word, I told him that the outside of the home which is painted beige with brown shutters, was the perfect color.  The others homes surrounding this one were all brick.  Clearly this home was standing out.

Now for the inside - well.... it's yellow.  I took "before" pictures to send to him.  Here's what I sent:

Unfortunately, this home had just been painted and this color was used throughout the entire house.  So re-painting wasn't going to be an option.

Rather than fight the yellow, I created a plan to use a Tuscany look that would compliment the home. 

Here's the "after" picture that I sent him last night (by the way, the home was staged yesterday):

As I finished the staging, I closed the door knowing factually that I had "mellowed the yellow."  It felt good!

The effects of staging can (if done correctly) be almost instantaneous.  It begins when the client, whether it's the homeowner, the investor or the builder and their specific reaction to the staging when it's completed. 

Yesterday, as I went to shake the hand of this builder, I instead got a hug.  Truth be told, it warmed my heart.  As most stagers can attest, we put a great deal of effort into each of our projects.  It takes proper planning and coordinating to achieve the results we're looking for.

It's been an active October and I couldn't be more pleased.

I had the good fortune of assisting a builder here in Atlanta with two of their inventory homes in one of the Silver Creek Communities.  As it turns out, these newly built homes are less than 4 miles away from my home.

With the homes being so close, I've been able to stop in to see how the homes are showing.  I actually had the good fortune, when taking these pictures, to meet a couple that were touring the home.  According to the agent, they've been back three more times since then.  Sounds like an offer might be on the way..... (smile).

As a professional home stager in Atlanta, I'm constantly on the look-out for floral arrangements.  And... with fall fast approaching, I'm specifically looking for those that are rich, with warm colors.

Over the weekend, I went shopping with my sissy to find arrangements to add to my inventory.  As most know, there are tons of choices from which to select.  However, I wasn't too pleased with the pricing (despite the store I went to).  So... what's a stager to do?  Make their own.  And YOU can too.

This arrangement cost less than $18.00 in total and can even be done for less than that.

Here's the arrangement:

This looks far better in person but... at least it gives you an idea of what it looks like. 

Here are the directions:

Purchases:

Candle stick holder (this one cost $7.00 but... I'm sure you can find them for much less); two bunches of florals (the two bunches combined were approx. $8.00.  Michaels and Hobby Lobby both will often times put these on sale for 50% off), green foam, spanish moss; dry twigs (the curly kind).

Directions:  And this is so simple and took less than 15 minutes to do.

Cut green foam to 1 1/2 inch depth and just large enough to cover base of candle stick holder.  With your glue gun, cover bottom of foam and press firmly on top of candle stick (where the candle would go).  Let dry.

Take the two bunches of florals and using a wire cutter, cut each individual stem.

Now the fun part, start placing the individual stems into the green foam.  I started in the center and worked my way around.  Now use 3 or 4 dry twigs cut to the appropriate size throughout the arrangement.  Last but not least, use the spanish moss to cover the foam areas that might be exposed.

My sister made one as well and let me tell you, it's absolutely beautiful!

After having read Craig Shiller's post on "First Appearing on STAGE 3 years ago TODAY", (thanks Craig for sharing and again, congratulations!).  I thought it might be fun if we could share pictures of our first homes we've staged.  I'll start.

This was for an investor that was auctioning the home.  He had never used a stager before and admitted that he needed help with paint selection and other minor changes he wanted our recommendation on.  He knew leaving it vacant would be less attractive (and he was absolutely right).

The Kitchen:

I was fortunate enough to attend the open house and I'm so glad I did.  Over the course of two days (a Sat. & Sun) he had over 300 people in attendance.  Imagine 300 people viewing your very first home you've ever staged!   The home generated a bidding war with the investor making over $25K over what he had expected to get for the home.   Yes, I love staging and Yes staging works!
