How to arrange a living room.
We often see many posts (mine included) that speak to the importance of two very key rooms within the home; the kitchen and the master bedroom. And with reason - they are truly important areas of the home when you've placed your home on the market.
However, the living room is another "key" room that needs attention.
In this before and after example, you'll see that we leveraged the majority of the furniture items that the seller owned. The only furniture piece we added is the small stand next to the chair. In addition, the accessories played a key role in how the room appears after staging:
Here's what the living room looked like prior to staging:

Here's the after (slightly different angle):

Interesting. It looks MUCH MUCH better in the second picture, without a doubt. Amazing you made that room look as good as it does with the seller's existing furniture.
Very nice job. It is smart of you to use the before and after photos.
Simply changes yet so effective - in the hands of a professional like you Kathy no doubt it would show this great!
Kathy,
Another fabulous job! You are so amazing. It's hard to believe that is the same furniture.
Great improvement, using what was already there. The furniture looks so much better, the second time around!
I love what you did - the before and after pics are great.
Kathy, You're a miracle worker!
Hi Kathy, Thanks for sharing these photos with us! The room looks great in the "after" photo with the new furniture arrangement and the addition of accessories and artwork.
Kathy - beautiful job! The home is obviously "open house" ready. SSII but gaining...
Kathy - that's what a professional staging looks like!
It's one of the challenges I really enjoy - working with what's already there and you did a really nice job of pulling it all together with your accessories and rearrangement.
Kathy - the room looks fabulous! You did an excellent job. My favorite staging is when you use items the homeowners already own. It really brings out your creativity! Great job!
Your accessories are like icing on a cake! So creamy and yummy!!
Kathy ~ Your staging as well as your photos make this home look irresistible.
A true transformation! I enjoy using existing items and adding to them. I love the challenge. One question, I'm curious. In the before shot there is a lot of room to the left of the sofa. In the after shot, it doesn't appear that the sofa has been moved down. What did you use in that space to the left. Unless it has moved down the wall and the angle makes it appear to still be in the same place.
Anyways, I love the angle of the After shot.
Christianne - The homeowner was so happy with how it turned out. This weekend, she's having a party at her house for her sister and is anxious to have everyone see it. And yes, I handed her tons of business cards (smile).
Thanks, Jim. I love post before and after pictures of my projects. Thanks for commenting.
Karen - Thank you!
Anthea & Vivian - Positioned differently and with the added accessories made a huge difference.
Thanks, Sandy.
Donna - The agent on this home agrees as she had the same thing to say.
Thanks, Tessa and Sheila.
Cathy - Now I'm hungry (smile).
Thanks, Maureen.
Sharon - to the left of the couch (assuming your facing the couch) is a floor plant. I wished I had grabbed the same exact angle. When we de-stage, I'll take additional photos.
Kathy
