Updated With An After Picture: Out-Staging Your Competition

Updated - See comment below for a sneak peek at what the rooms looks like AFTER being staged.

I have something to admit...

I keep an eye out on my competition and try and out-stage them (no pun intended) each and every single time.  Amazingly enough, it's not for the reason you may be thinking.  My objective isn't to simply add another home to my portfolio.  I have hundreds of homes under my belt and have literally over 18,000 photos from which to pull from for both my blog and my website.

And... my competition isn't the other stagers.

Instead, my competition is really the other homes that reside in that same area. My objective mirrors the sellers.  My goal, as a professional home stager, is to do what it takes to a) have the home I'm staging stand-out and b) to ensure it engages the buyer.  It's part of the formula for success and I use it on every single staging.

For those that follow my blog at Atlanta Home Stager Info or my outside blog here in the rain called AtlantaHomeStager, you know I can't simply make a post without having some sort of picture.

So without further ado.

These are the "before" pictures of the home I'll be staging tomorrow.  You're going to want to either bookmark this or subscribe to my blog (look to your right in the side bar) so that you can see how the home turns out as I'll be posting the "after" pictures either tomorrow or Thursday.

Ready?  This is the living room.

Hi Kathy, I will be looking for those "after" photos!  That looks like vinyl flooring in the living room and a sheet mirror on the wall.  You've also got an interesting wall color with which to work.  I can't wait to see what you'll do with this room!  I know it will be fabulous!

Hi Kathy, great new photo, love it!

You definitely have a challenge here but then that always makes for the most dramatic "after" photo. Will check out tomorrow to see the magic that you do!

Hi, Diana. The wall color and flooring will be completely different. I was fortunate to have chosen the flooring, wall color and kitchen countertops. It turned out really nice. I'm going to create a new blog post and add the "after" pictures to that post. I'll come back here to this post and provide a link. Michelle - The after pictures of this room are dramatic! Stay tuned. Lori & Julie - Check back in 5 minutes and I'll have the new photos loaded. Kathy

Okay... Is something wrong with the image portion of the rain?  I keep trying to add images and get an error "url not found."

Kathy, I can't WAIT to see you work your magic! I know it's not even going to look like the same space!

I'm glad you always post photos, I love looking at them and learn from them! Keep them coming.

Okay, everyone.  The rain is having problems.  I've been attempting to post these after pictures for a while in a separate post.  However, each attempt fails with either a "url not found" and now a proxy error. So, here's a sneak peek:

I'll try again in the morning to post some additional pictures.

Fabulous room Kathy! The new flooring is very rich looking and the new paint on the walls looks terrific!  I love your wall decor-almost looks like a lotus petal.  I, like you was having trouble loading photos last night too.  I am going to add more this morning.

Posted by Cathy Lee ASP, IAHSP, RESA Danville, CA (CL Design Services Home Staging) almost 3 years ago

Kathy: When I saw the before photos I thought "if anyone can make a go of this, its Kathy Nielsen" but not many other stagers could. The after pic is a stunning transformation. Great work Kathy!

Very nice, Kathy!  I love the rug you chose and the furniture arrangement.  Looking forward to seeing the rest of the photos when you post them.

The AFTER is amazing and Cindy is right - it doesn't even look like the same place. I imagine the sellers and realtor were thinking the same thing themselves.

Posted by Janis Gaines - Home Stager Eugene OR - The Notably Well-Dressed Home Staging (Staging Sells Eugene Homes) almost 3 years ago

Wow, Kathy! Is this really the same room!?

Amazing. Love how the flooring just added life and warmth to the room. I wanna live here!

I, too check out all the home in the vicinity of the one I'm about to stage, to make sure what I'm about to do to "my" house makes a buyer (or two or three) say "Hello, Home!" ;)

Great job!

How in the world did it get done so fast?! Amazing, again!

Does your Staging include putting down a new floor?

Your angles on the chair and dresser give good movement to the room and keep the window focal point open.  Nice job.
