From the outside in, it is a home I haven't stopped "gushing" about. This home has some of most incredible pieces of furniture and accessories that it simply blows me away.

Kathy, How exciting to be able to work on this home. And stagers definitely have the eye to pare down the big stuff and make the home its most marketable. Congrats!
I've been in these super decorated homes as well, and it IS a metter of letting the home shine through. Smart home owners to see this - many times, they are resistant because their home really is beautiful. Most of the time, they've received numerous compliments and everyone has gushed over how lovely it is. But that won't SELL it. What will sell it is conscious and thoughtful editing to showcase the home. Which is where a talented stager comes in.

I met with a client last week. The house had great color, furniture, artwork and accessories. As you mentioned just storing away some of the excess pieces of furniture and accessories and changing the layout of the furniture created a better flow through the house. It was a great set up for their living style - but Staging to sell was needed.

Liz - It's funny that you say that as the seller was telling me today that he told his neighbor he was having it professionally staged and her response? Why? They should have a better understanding of exactly why when I've completed this project.
Susan - we attacked (literally) two rooms today. It was simply amazing how big of a transformation there was with having removed a few pieces and changed the arrangement.

Can't wait to see the pictures..Some times I get anxious when we do Stagings such as this, esp. when using/edited the Home Owners owns things. I constantly have the, "what if my changes don't make THAT big of an impact?" But it never fails, as you said, the transformations can be HUGE just by removing a few pieces. Can't wait to see the pictures! ;)
Kathy, this is one of my dreaded remarks on MLS listings. I know what I'm going to see. (Decorating and staging are NOT the same) I look forward to your photos!
Looking forward to the pictures. Isn't it amazing when you come across a listing where the REA or the homeowner says... "It is already decorated, it doesn't need staging"? I have never been in a house that didn't need some sort of staging. Even Eddie Murphy's gorgeous 10 mill estate had to have the science of staging to help it sell. It is NOT so much about the decor... not at all about filling a home full of furniture. Staging is a science. We must keep in mind the neighborhood, the market, the buyers, the trends... then comes the house... the architecture, the focal points, the special features... and I haven't even mentioned the decor yet. Yes, some people still think that if you put a chair there and a plant over there that it is staging. Today's buyers and educated REAs know that is not so. I am sure your transformation is incredible:))

Many of the realtors we talk to seem to think that staging is needed for either vacant homes or homes that are bland or "cold." If a home is decorated, they think it's fine. We look at the pictures online, and they look over-decorated and in need of simplification. Your post explains beautifully why every home, even the gorgeous ones, need a stager's expertise. Thanks! Kathy - I can't wait to see the photos. I got a call a couple of weeks ago from a client that is an interior decorator. I will admit I was overwhelmed byt he possibility that she wouldn't need me - what could I tell her that she wouldn't have already known. But ... to my surprise - she did need a stager and the transformation has been fabulous. There is such a difference between the two careers.

Kathy, so true that Interior Design is about personalizing a space. Staging is about depersonalizing so that the space will appeal to a broad range of buyers. I, too, have Staged several homes that had been "done" by designers. I love that we have beautiful pieces to work with, but inevitably there is just too much stuff! Reducing and rearranging are generally the biggest tasks with these types of homes and those can generate a HUGE impact! Looking forward to seeing your photos!

To me it often seems people who really believe they know how to stage their own home need just as much of a professional set of eyes and skills as the ones who readily ask for it. You do great work - I know - I have seen it first hand ;)
