One of the greatest challenges a seller has when their home is left vacant is that the rooms can appear "visually" smaller. It seems odd, I know, that by adding furniture and accessories, the room can actually look larger. Case in point - here's the before picture of a room we had home staged in Atlanta, Georgia. When we first paid a visit to this home and met with the Atlanta investor, I too was having a challenge with just how small this space looked. Now if "I" was having a challenge, you can be rest assured that buyers would be equally challenged. FYI - the room sits in the front of the house just off the living room. I knew with certainty, that we could help visually expand the space by adding the right scaled items. Before you look at the after picture, envision adding a desk, chair, floor plant and another casual chair. If you're thinking that the room would be absolutely consumed by these pieces - it wasn't. In fact, we helped visually expand this space. Here's how the home looked after home staging: The result: Buyers are provided with a solution. At the same time, they can see how such a small room can actually accommodate the number of pieces we used. If you have a vacant property in Atlanta - we have a number of solutions available for you. This is very clever. I like the way the plant takes your eye up, and not around the small perimeter of the room. This room definitely would have stumped all buyers and most stagers. Well done.
That is amazing. When it was empty it looked like a laundry room. It looks twice the size after. Thanks for the pictures.
You have successfully turned a potential negative into a positive by defining the space and demonstrating just how much room there is. Excellent work Kathy!
Great photos - what a difference. I think the key here is the scale of the furniture is perfect to the room. Very nice.
WOW....what a transformation. It is a testament to staging!
This is 100% proof that a vacant space looks smaller than a staged room. It looks like a room buyers will know has a purpose and can be utilized for more than storage etc.
p.s....I've used that same desk and love the # of ways I can stage it!!
What a grand way to inflate the space. The tall plant in the corner is the icing on the cake! Fantastic work Kathy!!
Great job Kathy. The room turned out great and so much more sell-able. Love your RESA badge as well.
As usual Kathy just an excellent job of achieving the objectives of the client!
The only clue I had that the room was bigger than it appears was to count the floor tiles. But that is assuming the tiles are 12" tiles, which they could be smaller. Most buyers would never imagine that furniture fitting in there so beautifully. I love the plant stand you used. Makes a much better impression than just a faux tree stuck in the corner.
Yet another great example Kathy. Love the items that you placed in this office.
Kathy, You did a fabulous job and made the room look SO much bigger. The homes I have looked at recently have a bedroom this size...and they leave it crammed with items which make it look even smaller. This is a great idea to show another way a small room like this can be used.
Thank you, Sally!
Peggy - now that you said that, the before picture does look like a laundry room. But... fortunately, not any more (smile).
Michelle - thanks for your kind words
Thanks, Margaret - there was definitely a method of my madness.
Cherimie - thanks for the nice compliment.
Kathy
Kathy B - Thank you!
Hi, Cathy - I love that plant too. I made that purchase about a year ago and have fortunately been able to use it on several home staging projects.
Thanks, Kimberly.
Why, thank you, Bill Gassett. My most favorite agent serving Metrowest Massachusetts!
Sharon - It surely did look smaller when it was left vacant.
Ginger - Thank you!
Carole - Cramming a room with too many items would definitely consumed the room. And... I couldn't imagine having a bedroom this small. On the other hand, I would definitely view it as a challenge and tackle it head on.
Kathy
Kathy,
This room looked so small until you staged it. You do a great job. I enjoy looking at your post.
Kathy - Oh so classy too! Great example vacant vs. staged!
Perfect Example of careful staging to show room dimensions and purpose!
I wanna work on that desk - mine is a mess...
~Michelle
Kathy -- you've shown in these photos just how critical scale is when staging a space. You've done a great job choosing those pieces that show the room at its best.
Awesome job Kathy! I am amazed at the transformation - it looks like you added square footage!
Perfecto! You showed the room's purpose with out monopolizing the room with the desk. Love that desk because it is so versatile and you can use it as a sofa table too. It would not have had the same feel if you had added more color. The neutral lamp shade, vase, and pillows allowed the room to show. Great job as always Kathy ;)
As Lori said, keeping this room neutral throughout helped the space seem larger! I can't imagine a buyer seeing the "before" room and having ANY idea of what to do with it. You've shown them!
Hard to believe it was the same room. You did an excellent job. The furniture pieces couldn't have been more to scale. Is that plant stand in the corner I see turned upside down?
Great job showing potential buyers what to do with this seemingly unusable space. Just more evidence that a vacant room looks smaller than when it's furnished.
Kathy,
Atlanta home owners sure are lucky to have you, this is the perfect example of why home sellers need to stage their homes before putting them on the market! Another great transformation!
Thanks, Diane. And... thanks for the reblog on this post.
Shelley - thanks.
Michelle - my desk isn't organized at the moment either. It's on my to-do list tho! Thanks for commenting.
Nancy - scale was definitely key for this very small room.
Thanks, Sheila.
Lori & Maureen - color choice was definitely another key element for this room. If I had used vivid colors, it would have had a visual impact on the room.
Christine - Thanks. No, the plant stand is not upside down. If you look at the bottom, you'll see that there would be no way to use it to house the container and plant.
David - You're right. Given the size, it did seem like it would be unusable space. Not any more (smile).
Michelle - Thanks!!
Kathy
Kathy,
It is so amazing how adding items into a room makes it look larger. Proof in point - leave it to a professional stager to show functionality, size and scale of a room.
Kathy: Lori is right "perfecto"! The space not only appears larger, it is now inviting with the use of your great furnishings.
Kathy, the staging is beautiful. It looked like a closet before. I love the transformation into a beautiful office. Awesome staging!
Great job showing what furniture could fit in the space, looks fantastic.
I'm with Peggy. I thought it was a laundry room before seeing the after photo. I think all rooms need to be staged, both large and small. Small rooms seem to benefit the most, but even in a large room, a buyer needs help visualizing furniture placement.
