It doesn't have to be that way. With proper planning and use of the "right tools" you can make the process of selling your home far easier and less stressful.
Step 1: Get an Agent - Sure, getting an agent means paying a commission. It also means that the marketing tools needed to get your home the exposure it needs will be implemented.
Step 2: Price it Right - There's a reason why step 1 is "getting an agent." A good agent will help identify the price point the home needs to be listed at in order to sell more quickly. Don't believe me? Price it too high and see what happens.
Step 3: Make it Look Good - In this market you want to give the buyer every reason to buy and not a single reason not to.
As a professional home stager in Atlanta, one of the first questions I ask when I meet with the homeowner is whether or not they have an agent. I'd be naive to believe that my home staging alone will sell their home. Yes, I know definitively that I can make the home look beautiful. However, if we're the only two that see it (me and the homeowner), then I've served no purpose.
In summary a beautifully staged home needs to be seen by the prospective buyers. A good agent, who understands what it takes to aggressively market the home is a necessity. Fortunately, I've armed myself with a list of Real Estate Agents in Atlanta and recommend them every chance I get.

Hi Kathy,
Great tips and good information.
Kathy: Great tips about getting a home sold. But even more important, I LOVE your new photo. You look as beautiful in the photo as you are in person. Very professional, yet approachable.
Kathy...Indeed...well said!
It just seems that pricing can be such a challenge when the market and what you owe are often far apart!
And I LOVE your new picture!
Stay warm today!
Kathy: What a beautiful woman you are...what a fantastic picture of you! Now, about this having a great Realtor thing. SO true. Together we make a highly successful team. Realtors and Stagers really help each other. Then, the magic happens.
Hi Kathy -
Great blog and so too-the-point!
~Michelle
Big mistake to try and sell fsbo these days! Great advice! More importantly, I love the new picture!
WOW! Fabulous photo!! Loved meeting you in person. Wonderful post!
Great tips. Realtors: We are your "collaborators", not just a service.
Beautiful new picture - it was so great meeting you at the RESA conference. Thanks for all of your hard work and for the great photo tips.
Kathy you just summed up in 3 easy steps how to get your home SOLD - Bravo:)
I always start referring quality Realtors when I am called by a Seller who is attempting to go it FSBO ~ it's just not worth it, or works... But you! va-vavoom! Great new picture =D
Kathy - Great new photo. And "Make it Look Good" is often too difficult or is misunderstood by the average seller; that's why they need a professional home stager.
It really is that simple!! Well said!
Short, simple to the point and absolutely spot on! Way to go Kathy and I have to say your photo is beautiful!
Great photo, must have got at the conference, wished I'd got one know! Well said on all pts. Also, it was great meeting you!
Well said, Kathy! It's Price, Presentation, and Condition that make a property "marketable". I don't know too many people who have had FSBO work out well for them . . . buyers come in with a different attitude from the get-go.
