How to Arrange a Room When Selling

Confused on how to re-arrange your room when selling?

You’re not alone.  The question; "how do I arrange the furniture?" is perhaps the most frequently asked questions I receive as a professional home stager in Atlanta.  And with reason.  Most sellers have seen enough shows on TV to understand that there's a need to change.  However, they're challenged on exactly what changes would benefit them the most.  Puzzle Picture of living room from Atlanta Home Staging

Let's begin with reviewing the objective:

The objective for the seller is to showcase the features as well as the space the home has to offer.

How is that accomplished?

  • Find the feature you want to highlight.  Perhaps it's the fireplace in the living room or the built-ins in the keeping room.  Your objective as a seller is to draw the buyers' eye to that feature.
  • Add visual space. This can be accomplished by removing an item or two from the room.  For example, if you have two end tables today, try removing one.  If you have a dining room table with a leaf and 6 chairs, try removing the leaf and two of the chairs.
  • Expose your flooring.  This is especially true if you believe this to be a feature of the home. Try removing the rug or reduce the size of the rug you use.  Yes, area rugs can add warmth but if over-sized, then you risk covering up one of the best features of the home.

Also know that there are experts in place that are use to "putting the pieces together." An experienced home professional can easily help you identify the features, knows what it takes to add that "visual space" and can recognize what features may be hidden and need to be exposed.

How to arrange a room when selling can be a little tricky. However, with those basics in mind, know that it's perfectly okay to have a room re-arranged 5-6 (or more) times before you settle on the right arrangement.

Another suggestion is to get ideas from magazines or better yet, from a home stagers website.  You can view photos of some of my most recent home staging projects in Atlanta by visiting our Home Staging Atlanta Portfolio.

Thanks for the wisdom.  I recently took a STAGING Class for my CE credits and learned a lot.  It is well worth the cost of a profession home stager too, if the job is beyond minor adjustments.

The puzzle is a great analogy for how to place furniture....many times it really is a puzzle!  Totally agree with your points!!

Hey Kathy!

Great post and it's easy to see why you are the professional home stager in Atlanta that I would send my clients to!

I've got a great one for you....how about a fireplace dead center BETWEEN two rooms? Have never been able to arrange the room to take advantage of that one! Now the fireplace is in need of repair, so maybe by next season's fire time, I'll have come up with a new idea!

Hope to see you soon!

I love your tips and your puzzle graphic, Kathy. I almost always recommend removing a leaf from the dining table unless the dining room is very large.

What a great entry, Kathy and I have to reiterate... LOVE the puzzle graphic!!  Your tips are spot on!

Good overview, thanks.   It's a good point about area rugs.  I'll have to pay close attention to those to see which add value.  Of course, they are definitely harder to store....

Good for you, Diane!

Thanks, Kathy B.

Hey, Thom.  I'll be staging a home soon that has the exact same scenario that you just described.  I'll post pictures when I'm done.

Sally - Thank you!

Michelle - By taking the leaf out, you're creating more "visual real estate."  Thanks for the compliment on the puzzle piece.

Thanks, Ashley!

Jill - They can be a bit challenging to store but... so well worth it in the end if it will help showcase a feature (i.e., wood floors). Thanks for commenting.

Thanks, Wanda.

I love the puzzle graphic too!  Not all people are visual some are linear and line everything up against the walls.  A stager will make that room come alive.

Kathy -- you've given great advice here to homeowners not only in Atlanta GA -- but all across the country.  Most people don't have the skill sets required to do this on their own but fortunately they can turn to their local professional home stagers.

Hi Kathy,

This is one of those "things' stagers just intrinsically know. I find there's two aspects of arrangement.

  1. The 1st one is how you arrange to make the space feel right.
  2. The 2nd is tweaking the finished product to make a better photo. It's often not the same.

Good post!

Great post, Kathy!  My favorite staging is owner occupied staging consults.  I love working with homeowners to create their new look and seeing their reaction to the transformation is the best part.  It's already been said so many times, but I love the puzzle graphic!
