And from now on, this home stager in Atlanta Georgia is going to be providing them for any home we stage as part of our home staging service, at no additional charge.  Here's why.

Yesterday, we staged a beautiful home just off Roswell Road in Atlanta. When the staging was completed, I went thru the entire home and turned on all the lights as I wanted  the pictures to come out looking great.

Lo and behold, there were 6 light fixtures that needed to be replaced. Fortunately, I had 6 extra light bulbs with me.  From now on, I'll have a case of them on hand.

Here's my philosophy - I want to give the buyers every reason to buy and not a single reason not to.  

Sure, a light bulb working or not working isn't going to sway a buyer to purchase (or not purchase a home). I'm well aware of the many other things that are far more important. Price, location and number of bedrooms are just a few of the items.

However, I'm going to do my part in ensuring the home looks incredible!

 

And because I love sharing pictures of my home staging projects, here's an after picture of the home we staged yesterday in Atlanta, GA. The light over the kitchen table now has light bulbs courtesy of me (smile).

Great tip & beautiful job on the staging!  Burned out light bulbs are definitely on my list of pet peeves.  I once listed a home that had at least 1 burned out bulb in every light fixture.  In some rooms, that meant there was no light!  And the homeowner DID NOT OWN ONE REPLACEMENT. 

I do think that buyers may see that as a symptom of neglect.  I know I do!

Kathy: It really bugs me when there are light bulbs missing or burned out when we stage a home. Like you, I want everything to be absolutely perfect. I always carry a bin of light bulbs (both standard base and candelabra base) to every staging. I make a list and let the listing agent know if there are any bulbs we couldn't replace, like recessed lights. There's a limit to how many types of bulbs we can carry with us:o)

You're right Kathy, a single light bulb shouldn't make the difference; but SIX light bulbs?  I think you replacing the light bulbs was just as important as your staging work.  I know you agree because you did it

Hi Kathy,  As much as possible I try to visit our staged listings from time to time to make sure everything is still looking good.  Yesterday I stopped by a house we had staged a few months ago and changed out 6 light bulbs in the lamps we had installed in the house.  Makes such a big difference to have those lamps turned on and welcoming potential buyers!

Kathy....even us agents should have a few in the trunk of the car! So when we are trying to show that vacant home (and I preview many of mine) that we might toss a bulb in the room so we can see it. Small price to pay to sell the place!

With our props, we always do a pre walk thru to catch those areas where the lighting is not working. So far, we are pretty lucky as the owners/investors "usually" attend to those areas. We carry the "green lights" with us just in case. If they are not willing to replace lights, then what else are they being lazy about? ;))

We typically carry a couple of different kinds of light bulbs in our "tool kit" as well for just such occasions ~ how ever one time I had to draw the line: they had THWENTY-THREE (yes, 23) light bulbs that needed to be replaced.  We did what we could, but let the owner and Listing Realtor know about the rest.

Nice touch.  I usually do staging consults for occupied homes and have added replacing bulbs to many to-do lists.  But, I think it is a great idea for me to carry bulbs and will do so from now on.

I likewise carry all wattage of bulbs in my staging bin and different styles as well. It is amazing how many people think nothing of having burnt out bulbs.
