Let's start with the picture first so that you'll see exactly what I mean.

Yes, the exterior matches the interior.
While I took over 30 pictures, I suspect that the only room that will be recognizable (after we've worked our magic) is this one of the formal living room as the fireplace is staying.

- Define the layout. For this particular home, the biggest question asked was whether or not we should add another level. At this point, the answer is no. Instead, we intend to add to the back.
- Choose flooring
- Choose lighting (canned lights, light fixtures, etc...)
- Choose wall color
- And the list goes on....

Obviously gutting a home and rebuilding it are far beyond the scope of normal home staging.

Cindy - True. Normal home staging wouldn't involve gutting and rebuilding a home. Fortunately for investors, there are many home stagers who offer services to assist them this early in the stage.

We at Asheville Stagers also execute these types. I love seeing "what can be" even before the investor has submitted his offer. Lots of hands and surprises in these stagings but so worth it.

Kathy, it looks like you have your work cut out for you. It's always good to work from a clean slate. I'm sure the final results will be well worth it.
Kathy: Your investors are so lucky to have found you, and smart for hiring you. I have seen you work you design and staging magic many times. You know what a home has to look like to get it sold and your investors' investment in your services will pay off grandly.
Kathy - Now that will be a "staging" transformation! Reminds me of a few I've done in the past--lots of potential.
Kathy- I think teaming with an investor/flipper makes sense. Not only can you offer post re-hab staging but you can also consult with the investor as to what improvements/projects will give him his best ROI.

Kathy, This is very exciting, I love jobs like this. It is like taking ugly and creating beautiful. As you know I have done some pretty heavy duty makeovers but you have me beat with this one. Your investor has made a very wise decision working with you. I am staying tuned in :)
Thanks everyone. It will be a fun project. I'm working another one (very similar in condition) that I went to see on Thursday. I took the before pictures on that one as well and in a short three weeks, we should be ready for the staging.

I know a realtor that loves to fix up homes. On this last one (which he is fixing up for a client), they tried doing all the painting before calling me in. The colors just weren't working, so they called me in. It should be ready to stage tomorrow. Since the client is very cheap (my 2nd staging job ever was for him and the realtor paid for everything), we'll just be able to do very limited staging. Too bad - but the house looks great anyway.
