Mike came up with a perfect solution for sellers that was an absolute win-win for everyone involved. During the Open House, the seller had a yard sale. I love this idea for a variety of reasons:
1) Client (seller) was able to get rid of some of the items that tend to clutter our closets, basements, attics, etc.
2) This combination open house and yard sale brought in 15 people who viewed the home.
3) Mike grew his prospect list.

Last weekend I had an Open House while my Seller had a Yard Sale. We placed both Yard Sale and Open House Signs in the neighborhood. I brought a cooler with water and canned soda which we set out for the customers to enjoy. Inside I set up the usual Open House Swag, music, lighting, listing book, flyers etc... Outside was fun and light. It was a polo shirt and shorts day with lots of company and laughs.
We met 20 people in the 3 hours I had the Open House. 15 viewed the home 11 people signed in with legitamite contact information for future prospecting. I recieved 3 buyer leads 1 of which was pre approved today to Search for a Home.
I definitly suggest asking your clients during your lisintg appointment if they plan on having a yard sale and would they mind if you come and have an open house the same day. I was very pleased with the outcome. If they say "no" you are off the hook for open houses and they will at the very least appreciate your good marketing idea.

Great idea & I just had a garage sale! I was bored to death.
I don't think I would like the idea because there could be too much distraction going on outside. And people who are visiting the garage sales could use the opportunity to check out items in the house to put in their pockets.

Creative idea! I usually suggest skipping the garage sale and donating to charity...this is a creative way to reconsider the garage sale concept!
