How to Decorate a Sunroom When Selling Your Home:
A common challenge for homeowners, who are lucky enough to have a sunroom, is knowing exactly what to do with it. Yes, I say "lucky" as I'd love nothing more than to have one in my own home; especially one of this size.
Whether large or small, a sunroom, when deocrated nicely, can give the buyers one more reason to want to purchase your home. My motto is to give the buyers every reason to buy and not a single reason not to.
To give you an idea of the potential a sunroom has, I've included before and after pictures from my Atlanta Home Staging portfolio. In the case of this home, we had a very large sunroom. I knew instantly, given its' size, that I needed to divide the space up.

The solution: In this corner, we opted to place a table and four chairs with a simple arrangement on the table. My objective was to allow the potential buyers to view themselves having meals in this room. On the right side of this photo is a chaise lounge.

Tips:
- Leverage the fact that a sunroom can literally extend the "living" space within the home. If completely closed-in, as was the case in this home, then consider using in-door furniture.
- Give the buyers visual clues - here's precisely what I mean. Whether the space is large or small, enclosed or not enclosed, you want buyers to envision using the space. Make it inviting. For example, a bistro set, with an appropriately scaled centerpiece with a saucer plate and a coffee cup, will allow the buyers to envision enjoying a cup of coffee in the morning.
- Use greenery - Sunrooms are typically steps away from being outdoors. The use of greenery helps mold the two together.

Sun Rooms can be a plus or a big negative. People really have problem figuring out what do with their sun room!
Sunrooms are often like a transitional room between the house and outdoors. Showing it as a relaxing space to enjoy the outdoors while being protected from the elements will certainly inspire buyers lifestyle dreams. Who wouldn't love to have a room like that!

Kathy, This shows everyone why staging is so important when selling their home. I have seen many a sun room filled with things that belong in the garage or storage & the whole neighborhood sees. It often seems to be a room that no one enjoys because they don't know what to do with it or how to make it liveable. You definitely accomplished that!

Sunrooms can be a big question mark for many buyers.....is it useable sq footage?? When staged as you have shown...it will be a BIG plus vs...walking away with a negative or a question mark!!
You've clearly and beautifully defined the space here Kathy which is so important especially for online photos and tours. Empty it was very hard to determine what it was based on the proximity to the driveway (it almost looked like a solarium for plants or some kind of storage space). And for some folks who don't recognize a sun room due to not having them in their region of the country but may be moving to yours this is crucial to getting them from their computer, into their car and then to your house!

Kathy, this sun room is a great example of how staging defines purpose and function for the space and creates buyer appeal! I have an inventory of wicker furniture and wicker works well in sunroom spaces as well.

It is wonderful that your client had you stage the sun room. So many sellers pass on staging it saying "it speaks for itself". Well, it speaks "blah" by itself. It is valuable square footage and should be treated as such. Wonderful job.
The empty sunroom had no personality or purpose and by adding those key pieces of furniture you've made it a great additional entertaining or living space. It's all about the square footage and any buyer can easily see how this room could work for them.
