I received a call from a homeowner recently with a request to stage her vacant condo. As she explained, she had relocated with her company from Georgia to Illinois and had hoped the condo would sell shortly after. Unfortunately, the vacant home lingered on the market and, in fact, was seldom being shown.
Her question, and I'm asked this question often, is; "how different is the process when the client is out-of-state?" As I explained, there really is no difference. NOTE: I'm sure that many home stagers operate similarly, however, it's always best to check and review first.
Specific to my process:
- Appointment made with Realtor/Agent to view the home
- Before Pictures taken
- Bid Options are provided to homeowner via email or fax
- Homeowner selects option
- Staging Date Selected
- Contract sent to homeowner (again either email or fax)
- Arrangements made for entry into the home
- Homeowner signs contract and returns (email/fax)
- Staging Begins

Great blog subject ... and a gorgeous bedroom! The iron wall decor is just right above the bed. I LOVE that bedding and would love to know if it's from a national chain....I could really use those colors in my staging. Please do tell us!!

Terry - Sorry to hear that you have problems collecting. I haven't, knock on wood, experienced that concern. Betty has a good recommendation that you may want to consider.
Maureen B - The purpose for the blog is to allow homeowners to understand that despite the fact that they may live out-of-state, or even out-of-town, that staging is still an opportunity for them. So... Thanks! As for the bedding - I purchased this set at a mega garage sale over a year ago. I grabbed my sister not knowing what this sale would have and lo and behold, it was loaded with model home decor. The women was getting out of the business and I just got lucky. I spent $600.00 and got all kinds of beautiful things. This bedding weighs a ton (which is pretty common when it's a nice set) and I've had the good fortune of using it now in several different homes.
Karen - I love B&A's. In fact, I'm considering having a B&A contest (of which I would not participate in) within the group Staging Before and After Pictures. It's a great way to see the talent of our Active Rain Stagers. There's a great deal of talent and I love looking at others work. Queen of Congo!! Too funny.

It's true. There aren't really that much difference with an out of state client, except you may actually not ever going to have face-to-face contact.

Hi, Cheryl-Anne. I do only minor tweaking using Picasa. What I've found to be most effective, and I'm sure you already do this, is to take alot of pictures. In doing so, I've increased the odds of having a decent shot of each room.
