As a professional home stager in Atlanta, Georgia, I'm frequently asked what the home staging process is like. The questions range from "how long does it take?" to, "how do you select the furniture and accessories?." Fair questions, for sure. Before I elaborate on these two questions, it's important to understand that the process will vary by stager. The best advice I can offer is to ensure you ask these questions of the stagers you've reach out to.
As for my answers:
- How long does it takes to stage? We do it in a day. We typically arrive in the a.m. and leave when the home is completely staged. The amount of hours will depend on the size of the home.
- How do you select the furniture and accessories? I gain insight into the demographics of the buyer. Knowing whether they will be young, old, with kids or without kids is important. Next, I match the selection based on the style of the home. A contemporary home will get more contemporary pieces. A traditional home will be matched with traditional furniture and accessories.
The selection of the furniture and accessories is absolutely my favorite part. After deciding on the furniture, and the day before the staging, I'm physically inside my warehouse and hand selecting each of the items. When I make those decision on the accessories, I've also visualized exactly where that piece will go and pack-up, by room. I've found that it makes the physical staging so much easier.
So without further ado, here's my latest Atlanta Home Staging Before and After Pictures:
Here's what the living room looked like as we began the staging process.

Wow, big difference in the before and after. Very nice job on the pics in your flyer as well. Good luck
A picture is relly worth a thousand words. What a dramatic difference.
I have scrolled through your before and after series, and there are some really great shots! Love the area rug above, and in other shots the punches of green "life" in the baths, and red in the kitchen! Color and texture bring a room to life!
Oh, la, la! Beautiful-love the rug!! Outstanding job Kathy!
Kathy: The photos are stunning and the house looks fantastic. You are a Master of Home Staging!
Kathy.....that is some beautiful staging! The photos, as always, are stunning!!
Kathy, what a great example of the difference good staging can make to a property.
Thanks, everyone!
This staging project was tons of fun. And... the investor LOVES it, which always makes me happy.
Kathy
Nice job Kathy and it is good to see that you can work around using some of the existing furniture.
Kathy-You really did a gorgeous job! And I agree that the rug really adds pizzazz! And yes-you are the Queen when it comes to great photos :)
Kathy, I learn so much from you!
A few weeks back, I was meeting with an investor at a vacant property, and he asked how I was going to select the furniture and accessories. I knew the area well, so I was able to explain how the style of the home and the potential buyer are taken into consideration when making those selections. I think he was pleased (a) that I knew what I was talking about and (b) that I understood the needs of a potential buyer in that neighborhood.
I love the shot over the coffee table that captures the rug beneath it! WOW!
I love the black and white color scheme...and that splash of red flowers above the fireplace is the perfect touch!
Kathy, your work is always super and your photography shows it off so well.
Kathy -- the touch of red accents works so well with the black and white pieces and makes for a dramatic presentation! Your photos are spectacular!!
WOW! I love what you did with the space and I especially love the black and white with touches of red.
Thanks everyone. I love the black and white as well. When first paid a visit to the home, here's what it looked like:
This was taken at the end of October. I knew then that I wanted a very specific look for this home and I knew it would be a black/white theme. For me, this is the fun part of the job - implementing my vision.
So... with all this pre-planning - I must tell you that all your kind comments mean the world to me.
Kathy
Great vision - great results! Love that upholstery! Julie
Kathy - not only do you give great staging advice (knowing the seller's demographics and how timely staging can be done), but this is one of the best transformations I have seen. I LOVE the black and white rug and the way it pulled the whole room together! I bookmarked and suggested - this is so worthy of a gold star! You are one talented lady!
Kathy - I love the description of your process for home staging. I work the same way you do. I have a "master plan", and hand pick the accessories, with an idea of where they will be placed in the house. Have to echo the rest of the crowd and say I'm digging the red, white and black theme. Wonderful.
Another beautiful staging job...demographics are a key for us as well.
Hi Kathy, it takes vision to make all this happen. You definitely deserve all the nominations for stager of the year. Black and white seems to be working in staging right now. For the longest time it was neutral all the way. Now the trend is to punch it up a bit. Great accessories and the area rug is dynamite.
Identifying the target market makes our work of being a professional stager successful. You hit yours right on!
The staging looks awesome, and your photos capture the feel and design so well. Love how you used black and white as the foundation for the look in this house.
Hi Kathy - love your photos and of course your staging is superb! Nice job and love the black & white.
I always love seeing what you've done. I love the black and white with a pop of color. Gorgeous. Great to finally talk to you. Have a wonderful weekend.
looks so great! I'm a bit jealous I want to stage fun big homes like those, not these old nyc homes.
Kathy: These are such wonderful rooms (and thanks for the before photo :-). I would love to live there - or to sell that house.
Great post! Wow what a different staging make! The listing agent needs to convince the sellers to do it!
Thanks for sharing,
Adam
