Last month, our Atlanta home staging company de-staged 6 homes and staged 6 new ones. All 12 had one thing in common - they were all vacant homes that were either on the market for a while or were getting ready to list. 

Unfortunately, a vacant listing doesn't always come across as a "home."

Here's why:

 

  • They lack warmth
  • The walls, windows, flooring and ceiling are all that are left to engage the buyer.
  • Buyers have a more difficult time connecting with the home on an emotional level

Kathy: I have a client that your post could help. How do I convince her that this additonal expense would work? We have tried and tried. Once they moved out, all the flaws, although relatively minor are exposed. The house next door came on and is gone - in some part because it is furnished. The folks that I have that are interested haven't sold their home?  we are stuck. Thoughts?

Wow, that looks like a ton of work.  You move all that in and then move it all out?  It looks great, but, I can't imagine moving all that furniture constantly.  I appreciate my job a lot more now!

Anne - I would take her to some website with great examples of before and after pictures. I would also allow her to understand just how important the MLS photos are and more specifically, how a well staged home stands out on the Internet. With buyers using the Internet to create their short list of homes they want to see in person, the photos become critically important. A vacant listing on line is far less appealing than a well staged home.  Hope that helps.

What's so great about these examples is how the spaces will engage the buyers.  How the living room not only demonstrates how furniture can fit, but shows the flow through (courtesy of round coffee table) to the lovely dining room.  Every room flows visually as well as physically.  People are bound to linger longer in these spaces than before.

Kathy S - I got those lamps at Marshalls about 6 months ago. I also saw something similar at Ross for Less yesterday. They were a little smaller scale than these which is why I didn't purchase them. As for the flowers - they're all silk arrangements that were purchased.
