Home Selling Challenges And Solutions (Before and After Pictures Included)
As an Atlanta home stager, I transform homes. Whether they're occupied or vacant, my objective is to showcase the space as well as the features the home has to offer.
When called into this occupied home, I was able to recognize some of the challenges right off the bat. Here's a quick review of some of those challenges and the solution we created for each:
Living room: This picture was taken right off the entrance. Notice in the picture that I'm looking at the back of a love seat?

Living room after: As you can see, we removed the love seat and replaced it with a leather accent chair. We also replaced the coffee table and end tables to help pick up the black in the fireplace. We also changed up the accessories and here's how it looks now.

Master bedroom before. The challenge - while the window treatment was the perfect color for this room, it added some additional weight to the room that just wasn't needed.

Master bedroom after: The solution - we removed the window treatment, mirror swapped out the bedding, added lamps and a few accessories.

Dining room before: First, my apologies for the quality of this before picture. I simply didn't have my flash on and had to adjust in a photo editor. The challenge for this particular room is that the dark furniture and the large china cabinet (although I loved it) consumed this room.

Dining room after: By removing the china cabinet and replacing the dining room table, the room has a much more open feel to it.

Kathy.....these are NIGHT & DAY shots. Occupied homes can be a challenge! The master is NOW a Master and the Dining Room is right out of a model home! Lucky sellers to have you on their team!
Kathy- I always love your touches, especially picking up the black in the fireplace with the cocktail and end tables. You showed that it really doesn't take much to highlight the possibilities in this house... not much and the expertise of YOU! PS pressed the suggest button so everyone can see!
Great way to lay out the challenge and the solution Kathy and then you added your lovely photos to clearly show the solutions - brilliant! I use these same terms on my FB Biz page (solutions to home selling challenges!) and try to give some tidbits of good info to solve some home selling challenges too.
Giving our prospective & future clients this type of information clearly shows your expertise and knowledge in your craft. I know some may say why tell others what you do, then you may not get the work. Really lovely job! The wide angle camera helps to really show off the space as well. It always amazes me how much difference it can make. When you combine it with great staging it's like an entirely different space.
Kathy - Love your examples. We as stagers encounter lots of design "problems", but not to worry, we also have the solution! Opening up the space in the first living room photo really helped to showcase the fireplace, and also created a friendlier first impression of this room. Fantastic, as per usual!
The after photos are terrific. You've really made the home look brighter and more modern. Job well done.

Stunning (as always) Kathy...and the black end tables and coffee table add just the right amount of contrast to the hardwood. I'm always fascinated how some folks don't see that.

Those windowtreatments were really bothering me - a row of "belted" drapes does nothing but distract. And the dining room looks so much more upscale - which it should, given the wainscotting!
Kathy--I could ooh and aah over your staging photos all day long. One of my personal pet peeves is walking into a space and seeing the back of a sofa or love seat. Love how you solved that problem. The master bedroom has gone from blah to so chic and elegant. Your work is always so amazing.

HI Kathy, one of the first things I suggest to clients is to make sure the photographs do not show the back of a sofa. Your example here shows very clearly why you would want to rearrange the furniture to open up the room to buyers.
The bedroom looks twice a big, modern, up to date and move in ready. Buyers can clearly see a move in ready home in the listing photos.Great work as always.
