Home Staging - The Creation Of A Design Plan

As any professional stager will tell you, the design plan is perhaps one of the most important things we do as we prepare to stage a home.  Given how important it is, I thought it might be beneficial to share a little insight into how the process works.

Capturing the "before" picture:  Yes, before pictures are great for a stagers portfolio; however, they become critically important in the creation of a design plan.  So, what am I looking for when I review the pictures?

Let's look at the following "before" picture:

Home Staging Atlanta.com Before Picture

In the picture above, I'm looking at the following:

  • Color of the walls
  • Space
  • Window placement
  • Granite color and tile color
  • Height of the island
  • Color of the marble on the fireplace
  • From that, I'll determine:   Artwork, accessories, plants, furniture items, number of lamps, etc..  Given the distinct color of this room, I'll want to ensure accessories and furniture compliment the room.  It's also important to ensure that I'm showcasing the space and drawing the buyers eye to the features of the home.  That said, it will be important to not crowd the room with heavy pieces.

So, with the design plan in hand, my next step is to collect the items I've envisioned using.  Most of the accessory items used in the home (see below) were already part of my inventory.   The new items, such as the pillows below on the chairs, were items I purchased specific for this home. Once the items are gathered, it's off to pack.

Now here's the "after" picture.  These two next shots were taken with my Nikon D80.

Thank you for sharing these great photos with us, Kathy!  The design plan portion of staging is one of my favorite things.  We have learned over the years to take a few things with us on all staging previews.  A tape measure to measure counter heights (for barstools), floor space for furniture and area rugs, ceiling heights for plants.  Our paint color fan deck so that we can match wall color to a sample strip on our fan deck.  This really helps when we go to choose accessories (like pillows and art) and when the color is like the one in your example, very distinctive.  We also photograph each room to be staged because sometimes we don't stage the house for weeks or even months after we've previewed it for staging and I forget various aspects about the rooms unless I have the photos to refer back to.  Also, a clipboard with paper so we can write down what we will bring for each room in general.  And, of course, our business card to give to the homeowner and/or realtor.

Very nice job! Looks beautiful. I'm not too familiar with staging so please bare with me on this. But as a professional stager, do you purchase what ever items you feel the home needs, such as the furniture, the pictures, etc? What happens to those items after the home is sold....will they be used for another job? Just asking.

Hi, Angel.  I hope you're doing well.  It was so good to finally meet you last month!  Thanks for your kind words.

Thanks, Melissa - I keep practicing with the camera so in time, the pictures should be even better.

Diana - Thanks for the added insight.  A tape measure and the paint color fan deck are great items to have with you!   And, I too take photos of each room as you're right, the staging can occur a week (or weeks) later so, it's important to have those to reference back to.

Thanks, Eugene.  As to the answers to your questions - the process will vary by stager.  I purchase the accessories and move them to/from inventory as needed.  As for the furniture, I outsource to a furniture rental company.  Hope that helps.

Kathy ~ Thanks for walking us through the concepts you use in designing a space.  (It's much better to be prepared than to just show up with whatever accessories are in inventory and hope they work in the space!)This would be a great addition to the Real World Staging for Newbies, too.  Your photos are just superb!

    Thanks, Gina.

Tracy  & Kathy R - I just purchased the camera back in December.  Given how important our "after" pictures are, I splurged and got the Nikon D80.  And no, I don't use a tripod.  I have one though and should consider bringing it for the next home.

    Maureen - Thanks!

    BEAUTIFUL.

That's it...I need that flash and the wide angle because mine don't come out anywhere near that good and there shouldn't be THAT much difference between the D70 and D80.  OK, the photographers are different too!  LOL  Awesome shots.

    Kathy R - You're welcome.

Abby - the lens is making a huge difference!  I don't know the Nikon well enough to tell you that there would be/should be that big of a difference between the two.  I can check around though and will let you know.

Very nice and so beautiful!  Preparing in our heads is one thing, but utilizing the before photos is the best.  Your photos are fantastic and your preparation shows!
