Bring the Buyers Into The Home - The Power of Staging & Good Photography

I can't honestly think of a better combination - Home Staging & Good Photography.  And for the record, I'm on a mission.  While my number one objective with home staging is to set the home apart from the others when the buyers see the home first-hand, I also want to ensure I'm capturing the buyers off the Internet first.

As any professional home stager will tell you, we spend an incredible amount of time creating a design plan and implementing that plan to ensure we're showcasing the features of the home

On the on-set of the year, I wanted to take that one step further.  In doing so, I felt certain that I had the greatest opportunity to further draw the buyer into the home.  First I knew I needed to make an investment in a camera.  With the help of my husband, we made the purchase of a camera and a wide angle lens (not cheap but well worth every penny).

Next, I needed to implement a similar strategy to that that I use in staging; to use the "buyers-eye."  My objective with my photographs is to ensure I'm capturing the features of the home.

Here's an example:

In this "before" picture - I've used an angle that serves one primary purpose and that is to help remind me visually of the space.  I take multiple pictures to ensure I create an overall strategy that will work for the home.

Here's the "after" picture:  In this shot, I want to ensure that I share with the prospective buyers one of the features of the room; the ceiling.

That is a great idea of the two shots of the room.  It really brings it out.

The second one is so much better, it shows the beautiful ceilings.

Kathy, great use of perspective.  One has to search for the best angle to convey the information.  It's just easier to wander around snapping photos at eye level.  You've demonstrated very well the difference that can be achieve by taking a knee and gaining a different perspective.  Nice job.  Oh yeah... nice job with the staging too. :)

Thanks, Mike.  I'd love to take a class as well.  I really need to make the time as I know certainly it would help.

Russ - the homeowners were very pleased with the "after" shots.  They are actually calling it their "new" home.

Gene - I think having the comparison really says it all!  Thanks for you comments.

Thanks, Missy.  The ceiling is surely a feature and one I wanted to capture.

Don - Thank you!  I'm taking the "knee" as often as I can in my "after" shots as it really gives me the greatest opportunity. Thank you for your kind words.

I love reading and learning from Active Rain.   I was guilty of taking pictures of furniture and not rooms before.  My new camera arrived yesterday and I can't wait to use it professionally.

My new camera is a Fujifilm finepix s8000 that I learned about on AR

Kathy ~ Very nice! I would never have known there was such a nice ceiling there in the "before" picture.  Good point.

I really like the second shot, not only does it show the ceiling, but it's also more inviting.  Good post.

Kathy, Beautiful staging and wonderful photography. Showing the features of the home will excite MLS veiwers  thus more visitors to the home.

Not to mention that the features in that room (ceiling, built-ins . moldings etc) would turn me into the new owner!

I can tell you first hand this is true.  My friend had a loft vacant and unfurnished for 6 months, no offers.   We staged it with Ikea furniture, and sold it the first weekend staged back in 2004.

Hey Kathy :)

Great staging job! Does your camera have a RAW setting?  I take photos for every staging and restyle job that our Philadelphia based staging company does. I find that the RAW setting is amazing in capturing the details. The RAW files are very large hence tightening up the photos.

Thanks for educating us about the importance of those camera angles, Kathy. Your staging gave glamour to this room.

Virginia - Good luck with your new camera.  I'm sure you're going to love it.  And by the way, I too was guilty of taking pictures of furniture and not rooms.

Kathy P - Thanks.  When the home has features, I say flaunt it.  Hey, that sounds like a great blog title.  (smile).

Thanks, Bart and Leslie.

Chadd - I'm not surprised.

Kathryn - I'll have to check on that "raw" setting.  I love capturing the details so will see if it helps.  Thanks!

Thanks, Kathy R.
