Okay, I admit it. I HAVE FAVORITES. Don't get me wrong, I put forth the same level of commitment on each and every home I stage. However, this is one that left a mark.
Here's the before picture (Home on the market 11 months):

After Picture (Staged & Sold):

Perhaps it's the warm colors and/or the more contemporary look I used. To be honest, I'm not quite sure. What I do know is this... it remains one of my favorite homes I've staged.
Thanks for letting me share!

Kathy- you picked the colors I love to use. These are sooo warm & make you feel fuzzy inside!
Good Job girl!
Dianne
Those colors really fit this area. You get a warm, inviting, "come on in and sit in this room" feeling. You hit the Staging nail on the Head! I saw that same table at CORT furniture the other day.... I think I will go back and get it now :)

Sheron - the tables (both the dining room and the coffee table) are not collapsible. I know the coffee table looks like it would, but it doesn't. Wouldn't "collapsible" furniture of all kind be a great thing to market pieces to home stagers?
FYI - The furniture was leased from Brook. Lori - If you have the opportunity to buy one of these from Cort, I would definitely do so. In fact, I may look there today to see if I can purchase one as well.
Kathy, you did a beautiful job on this home. Brook Furniture has a really nice selection. I love the colors you chose to accent their furniture. I understand why this is one of your favorites.
That room looks very warm and inviting and simple. I always tell my sellers "it needs to look like a hotel". No personal items, pictures, clutter, etc. great job!
I think that you showed the buyers the distinction between the DR and LR. It looks like you moved the DR table to the proper space. Whatever it was it is very clear to see that you did a GREAT job!

Thanks everyone!
Marcyne - The table was leased from Brook Furniture Rental. I'm with Angel - Brook has a great selection.
GREAT photos of a BEAUTIFUL staging.
I keep harping on how photos tell our staging story... the BETTER the pictures the easier it is for people to understand our story.
Kathy, YOU just wrote a NY Times best seller with these pictures.

Thanks, Craig. And you're so right, the better the pictures, the easier it is for people to understand just how beneficial staging is. As mentioned, this home lingered on the market for 11 months without an offer. The other vacancy I did in that same week for the same realtor was on the market for 20 months. Both sold.
Thanks again for your kind words.
Kathy
