Part of my objective as a home stager in Atlanta is to ensure the home looks great. At the same time, I want it to also feel good. Why is that important?
Let's take a look at this before picture of the living room. As you can see, the existing couch is a tad bit over-sized for the room. As a prospective buyer, I may be enticed by one of the features of the room which is the fireplace. On the other-hand, there's nothing inside this room that makes me "feel" good. As a result, I'm likely to keep walking.
Now here's the after picture. So what has home staging this home accomplished in the "feel" good category? The design was kept simple. To further bring out the feature (again, the fireplace), we selected the sofa that has the same color theme.
What home staging provided for this room is the ability for the prospective buyer to linger longer. Their eyes now have the ability to rest on the items in the room and as a result, a buyer will likely start formulating thoughts on how their own furniture may work in this room.
Here's another angle.

The longer a prospective buyer lingers, the better!

Beautiful work!!
You did a beautiful job Kathy. The living room looks so cozy and inviting now. Before it just looked cold. I love the coffee table that you used too. The kitchen looked too industrial before, it has a much warmer look now. Great job!
Good point, Kathy - the customer needs to linger. The first photos are cold. There's nothing to hold the attention of a prospect. The staged rooms have focal points to draw you in.
Great transformation! Buyers can focus on the fireplace and view after your changes. Both the kitchen and family room feel much more inviting. Buyers will want to spend more time in both rooms. Nicely done!
Thanks, Dreamfinders Real Estate Group!
Charlene - Cozy and inviting was exactly the look I was after. Thanks for your kind words.
Brian - You're right, the before pictures just aren't enticing and are definitely not going to help bring the buyer in. Thanks for your comments.
Michele - Thank you. When the owner saw the bedroom, which I didn't include in the blog, his comment was; "this bedroom has never looked so good." It was kind. Thanks again.
Kathy
The original photos, if the were on the MLS, wouldn't bring a looker.
Your stager should bring them a buyer.
And they say a picture is worth a thousand words! How true that is...and what a great difference your staging made.
Great staging! Creating a lifestyle is very important when home staging. The first picture was a real turn off. Not somewhere I would like to linger.
Well done! This is a great post to show to sellers to demonstrate why they should have their home staged!
So beautifully done! I love looking at before and after photos because I never know what to expect so it's always fun!
Great job as always! Notice how the fireplace in the before photo almost looks too big for the wall?
You took care of that and totally warmed the room up. Thanks for posting, I always love seeing your work!
Thanks, Virginia.
Gail - I love that saying as it can be so true. Good pictures, especially for a listing, can make a huge difference.
Thanks, Janice & Lela.
LaNita - check out the group; Staging Before & After Pictures as it's full of great before and after pictures from some of the best stagers in the country.
Thanks, Dane. You nailed it on the fireplace. In fact, it was the first thing that entered my mind when I first arrived at the home.
Kathy
Wonderful...thanks for the insight.
Your "afters" look warm and inviting -- just wonderful. I've read that statistically if buyers do not fully enter rooms, but just "peak in" they are much less likely to purchase the home. Great job on making them want to do more than just take a glance!
Nice photos; the living room looks great!
Kathy,
You are sooo right! My goal is always to get the buyer to sit down, relax and start dreaming.
Although it is a beautiful, modern kitchen, it lacks life and looks cold without any accessories. After your staging, it looks like a whole new space! Great job!
Nice job. I'm glad more and more people are opening themselves up to staging. The problem is trying to find the right stage for the market.
The longer a prospective buyer lingers, the better! Kathy, you accomplished this goal nicely. The space is warmed up by color and texture, is now balanced, and is very inviting. Thanks for posting pics. I always enjoy looking at others' work.
Wow thats a great improvement, you did a beautiful job and your photos are fabulous too!
There's no question you want buyers to absorb each and every "vista"...the longer they stay and look, the more they are learning how you've taught them to live in the space.
