Every day within the Active Rain network we get to witness the phenomenon's that occur when home stagers work their magic. For example:
- Terri Lucas with Exclusive Home Staging in California came up with the perfect solution for art on a curved wall. You can see her blog post called Home Staging Solutions for a Curved Wall.
- Have a listing with out-dated brown paneling? Then you're definitely going to want to see how Cindy Bryant with Redesign Etc, Inc. tackled the problem.
- Michelle Minch with Moving Mountains Design helps a home owner with getting her home sold in 14 days by replacing the out-dated furniture. To see the before and after picture of this incredible transformation, visit her blog post titled Getting Your Home Sold In This Market.
As a professional home stager in Atlanta, Georgia, I get to see first-hand some of the challenges home owners face when trying to sell their home.
In this example below, there were two specific challenges: 1) the entire interior of the home is white 2) the living space is small. My objectives were simple. First I needed to add the warmth through the use of furniture and accessories. This infusion of color makes the home more memorable to the buyer. Second objective - to enhance the space visually through the placement of furniture.

Here's another before picture.
See how the space is actually expanded with the use of furniture?

Here's the testimonial from the home owner:
Kathy. House looks fabulous. I didn't get there till very late. I love the selections. I like the placements. You created the illusion of more space with the placements especially top floor bedroom. All of the little decorations imparted a really homey feel - my wife loved them. Thanks so much. Debbie my assistant is excited to see it as loveves the home staging shows.

Love your new profile photo Kathy!
The testimony from the owner speaks volumes for your work and of course pictures are a thousand words. Thanks for sharing!
I have had some personal experience with staging and it can really make a home feel "homey". Also it is so amazing how just moving a couple of pieces of furniture around can give a whole different appeal to a room.
Another great job, Kathy! A look at the photos shows why STAGING SELLS.
OOO LA LA!! Looks so fabulous!! Thanks for sharing!!
Kathy ~ this small awkward space now looks much larger and more livable ... you transformed a challenging situation into a very appealing one.
Kathy: Wow, wow, wow! You took a very small, awkward space and turned it into a really cute, charming home. You showed potential buyer that this condo is very livable, comfortable and a great value.
Listen up Atlanta home sellers: If you give Kathy Nielsen the opportunity to demonstrate her amazing staging skills on your home or listing, you won't be disappointed. If she can turn this teeny, tiny space into a desirable home, imagine what she can do for you.
(Thanks, Kathy:o))
Wonderful work as always, Kathy! You really made this place look sophisticated, yet warm and welcoming at the same time.
Kathy, you staged the challenging space beautifully. I bet it was even tough to photograph. You did an awesome job.
Kathy:
Let your pictures do your work some JUSTICE (I just HAD to play around with them =P)!!
By the way, these don't seem to be high res pictures as the images are already getting a little pixelated. What resolution are you using when you shoot?
Kathy,
What a difference you have made in this space! The empty home of white would have been a REALLY hard sell...NOW, buyers will want to move right in. Great transformation!
Karen - I was long over due for a new photo (smile). Thanks for your kind words regarding the staging.
David - Thanks. I spoke to the home owner and he's still amazed.
Thanks, John and Cathy!
Maureen - Evidently it's been a challenge for the prospective buyers as well. I'm confident that when they visit now, they'll have a whole new perspective on the place.
Michelle - Thank you! I miss you. Come back out to Atlanta soon, will you?
Thanks, Diana.
Michele - It was a bit of a challenge to photograph. The mirrors on the wall in the eating area didn't help matters.
Thanks, Michelle P
Andrew - You don't know how close I came to not posting these pictures. I hadn't checked the camera (huge mistake on my part) and didn't realize that my husband had changed the resolution. The next time I'm in the area where this home is located, I intend to re-take the pictures.
Kathy
Kathy, you gave all those big mirrors something worth reflecting. They can make a place feel blank, cold & cavernouse without something beautiful in front of them. Very nice job!
Kathy-Absolutely beautiful work. Amazing what furniture, color and expert design does for each room. This one won't last long!
Kathy - Beautiful staging! I always love looking at your before and afters.
Thank you Kathy for the menton! I still can't believe some people have doubts about staging, how can you after seeing befores & afters like these?
I especially like the use of the rug to anchor the couch. But the right sized rug, I so often see the use of the 5x7 rug for everything and it just isn't big enough, it looks strange. Good job.
Mission accomplished, you did a fantastic job and so did you Andrew:-) Congrats Kathy!
Love it Kathy! Great job. You took all that white to showing it RIGHT!
Congrats, my friend!
Kathy, you did an awesome job on this. It looked like a little bit of a challenge to stage and you really made a huge difference.
Another gorgeous job. Thanks for sharing.
I loved how you brought the awkward spaces to life and showed wonderful possibilities. Would love to see the bedroom especially as the client commented on how nice it is.
It was so interesting to see what Andrew did to your photos. Good reminder that if the photographs are great, a bit of manipulation is needed!
It was very impressive how you took a very small and awkward space and made it look so luxurious and comfortable.
Kathy, great work! That living room sure was a challenge, but you rose to the occasion beautifully as always. Congrats on another happy client!
Hi Kathy,
Would it be an accurate observation that you are using less accessories these days? In this particular home, the plants and flowers really shine and illustrate the story. There is no need for extra bits & pieces on the horizontal surfaces; the rooms feel clean and open. Which is very much your Signature Look. I just wondered if you noticed a similar change....maybe this is just becuase I'm moving soon, and I live on top of my inventory -- my basement is rows and rows of shelving units. It would be lovely to justify letting go of a lot of plates, bowls, "objets d'art" etc. <sigh> Wishful thinking or smart design decision?
Thanks everyone for your very kind words!
Juliet - Keen observation on your part. Given how small the living space is in this particular home, it was my objective to use less both in the number of furniture items as well as accessories. Had I used more, I could have easily overwhelmed the space.
As for letting go of some of the accessories - unless the item is dated, I would suggest holding onto it. Last year, I had 37 homes staged at the same time. On numerous occasions, I found myself thankful that I had the inventory from which to select without having to run out and purchase. Sure, there were a few items I added to the inventory but... it saved me time and money by having it in my inventory.
