What style you ask?  It's the number one question asked by many of the vacant property owners that I've had the good fortune of staging their home.  And it's a question I never mind answering.

Let me begin by telling you what it is not:

It's NOT about my style; my preferences, likes and dislikes.  It's not about me, the professional home stager

It's NOT about your style (the homeowner).  While on the surface that may seem harsh, I mean no disrespect.  There's a good reason, trust me.

So... the answer as to what style will be used for the vacant home?

It's about the potential buyers that will be visiting the home.  Within the real estate industry, this is often referred to as the demographics.  In other words, are the buyers going to be young, middle-aged or in retirement?  Will the majority of the potential buyers have children or no children?  Factoring in the demographics is an important step in the creation of the design plan that will be used in the home.

It's about the exterior style of the home.  Here's an example:  Let's say the home is ultra-contemporary. If I were to bring in traditional pieces, I would be missing the mark.  Buyers who are searching for contemporary structures are expecting to see contemporary-like accessories that compliment the design.

The objective of every professional home stager is to have the home appeal to a broad base of prospective buyers.

Kathy: Wonderful demonstration of some of the different styles a good home stager will need to be familiar with. And you are absolutely right, its not about the stager's style or the homeowner's style. It is about getting the home sold by being appealing to the greatest number of buyers. Great post!

Kathy, I think the biggest way to help home sellers understand is to say "Let's talk about your target home buyer" which helps them understand why we are using certain styles to enhance the home.  BTW, I love the picture of the contemporary.

Kathy ~ Great illustration of how demographics play the biggest role in determining how a home should be staged.  I tell clients that we're appealing to the Target Buyer (as opposed to the general public) and we discuss with the client & listing agent just who that Target Buyer is likely to be.  I also feel that the house "tells" me what it wants in the way of staging.  May sound strange to some, but it works for me every time!

Great examples of the style of Home Staging.  You are absolutely correct in saying that the demographics and the architecture of the home are the 2 key factors when determining the "style" of Staging.  Some people think it's a one-style-fits-all.  Great post!

Kathy: Terrific examples of staging for demographics. I have seen a lot of "professional staging" in my area lately that is "cookie-cutter" and does not address the issue of "who is your buyer" - so frustrating! Thanks for sharing.

I work in a part of the country that has a lot of very specific architecture ( "adobe"/southwest) so I usually have to consider that with my work.. However there are ways to keep the overall feeling a bit neutral in appeal while throwing in a few "southwest" accessories and art.

It is a good lesson Kathy!!! .. To try not to be samey/samey !.. Of course the price and size of the home can also "tell" you what it needs to "speak" to the buyer..
