Morningside, with it's tree-lined streets, is one of the nicest neighborhoods in Atlanta. Located just north of Virginia Highland, and close to Lenox Park - it's an incredible place to live.

It's also one of the neighborhoods that I've had the great fortune of helping sellers sell their homes quickly. For example, on Monday, I de-staged a home in Morningside. The home went on the market on a Friday and received a contract on Saturday.

Home Staging Atlanta - A Vacant Home Transformation - Before and After Pictures Included

A couple of weeks ago we staged this beautiful home in Atlanta for one of our newest REALTOR Partners.

As you can see, the home is lovely. However, some of the rooms lacked definition as to their purpose. Case in point, this first before picture (see below). One of the very first questions I asked the agent when I first saw this home was how the homeowner used this room. If I, as a professional home stager, was asking, you can be assured that buyers, when viewing the photos online were wondering the same thing.

One of the greatest benefits in having your home professionally staged is that not only does it make rooms more appealing, it provides definition, which is an important component when selling.

Before Home Staging - this is the room that had me guessing as to the purpose it served.

Here's what we did with this room (see below): As you can see, the room now has definition and with the added furniture and accessories, makes the room more appealing.

And for those that may have noticed - yes, I removed the curtains. While I have nothing against the use of curtains in a home, in this particular case, they were actually covering up a feature, the blinds. As any professional home stager will tell you, home staging is all about showcasing the features your home has to offer. An experienced and professional stager understands and knows the difference these small changes can make when selling your home.

The Difference Between Decorating and Home Staging

One of the biggest misnomers when it comes to preparing your home for the market is that staging is a lot like decorating. The truth of the matter is that while there are some things that are similar, there are some huge differences between the two.

Let's first review the similarities between decorating and staging:

Both require furniture and accessories
You shop for both (stagings and decorating) at the same stores.
Both aim for the home to look nice

Here are the differences:

When decorating, you're striving to achieve a look that YOU like. When staging, it's NOT about you. Instead, it's all about the potential buyer.
When staging, it's all about selling the "real estate" the home has to offer. For example, the extra chair in the living room, which may look great in a decorated home, may just be eating up too much space if the home is placed on the market.
Decorating is very personal. Staging is the exact opposite. In our Atlanta home stagings, we minimize the personal touches (e.g., family photos, mementos, etc.).

Virginia Highland Home Staging After Pictures

According to Wikipedia, Virginia Highland, named after the intersection of Virginia Avenue and North Highland Avenue, was voted by Atlanta Magazine and Creative Loafing as the 2011 Best Overall Neighborhood.

We staged this Virginia Highland home last week and am pleased to report that the agent, who held a very well attended open house yesterday, has two potential buyers with two more in the wings. The seller is over the moon.

This formal living room is the first room you see when you enter the front door.

As you can see the family room is long and narrow. The solution - we divided the space into two distinct sections; one side is an office, the other a spot for the family to relax.

The dining room, pictured below, can be seen from the front door and became an important part of that first-great-impression.

My objective with this room was to keep it simple. As a result, the room spoke volumes to the potential buyers.

Whether your refer to the area as Virginia Highland or Virginia Highlands (with an "s"), it's a great neighborhood! It was an honor and a privilege to help these sellers.

Yesterday, while driving back from a home staging in Virginia Highlands, I received the following text:

Forgot to let you know that we listed the home on Friday and got an offer on Saturday! Great team work!

We had just staged this home last Thursday. As you might imagine, I'm super excited, as is he. For us, this is a new investor that had reached out to us to put-us-to-the-test (sort of speak). With such a great result, we'll be staging other investment properties he has on the horizon.

So, how did we help get this Atlanta vacant home under contract in 1 day?:

We visited the home on April 6th to see it first-hand
We asked as many question as possible to learn the demographic of the buyer

On Monday, we'll be de-staging a home that we had staged for an Atlanta investor that went under contract the same day it was staged. We finished the staging around 1:00 with potential buyers expected at 3:00. The results - they put a full price offer in on the home. The closing is this Tuesday.

Was it luck? Not likely. I had staged another property for this same investor the week before and that too went under contract the first day it was listed. For another investor team - all 10 homes we've staged for them thus far have had contracts within the first week of staging, with some occurring on the first day it was listed.

This Atlanta home staging company, Georgia Interior Solutions, doesn't rely on luck. We never have and never will. Instead, we concentrate on the following:

Highlighting the "real estate" within the home

Choosing the Right Accessories When Showcasing Your Home:

When I'm doing a consultation for a homeowner who is living in the home while on the market, the number one question I'm asked is what accessories to buy and quickly followed by where to buy them. Fair questions, for sure. Choosing the right accessories can be a bit overwhelming but can be accomplished quite easily.

Here are some quick tips when choosing accessories:

It's not the cost of the item that matters. Most of the accessories used in the images above were NOT expensive.
If selling in the spring, lean towards the floral that helps bring the spring-like flowers inside. Of course, if you're selling in the fall or winter, the rust colors work best.
Minimize. Your goal is to showcase the home and not overwhelm the space with "things." The "less is more" goes a long way when selling your home.

The entrance - Never underestimate the importance of that first impression. The entrance should be made warm and "invite" the buyer into the home.

The dining room - A set table helps them to visualize having their own meals.

The living room - With furniture and accessories, the buyer now can visualize how to position their furniture.

And a close-up shot. Why? Because I can't possible stage a property without taking one (smile).

Tips for Your Bathrooms When Selling Your Home

Bathrooms, while on the surface may not seem important to a buyer, they are. Here are some super easy tips for your bathroom when selling your home:

Keep it Organized - The easiest way to keep your bathroom looking orderly is to keep all personal hygiene items together and placed in a plastic bin (the ones with holes on all sides with a solid base). Items such deodorant, toothbrush, toothpaste, razor, etc. can be placed in the bin and put in the sink cabinet.
Keep it Clean - Bathrooms should be sparkling clean and smell good. To make this process easier, keep wipes handy and do a quick swipe over the counter tops, bathtub and shower.
Update the Fixtures - Changing the light fixtures to something more updated can provide one of the best return on your investments. Check your home improvement stores as they will often have fixtures on sale.
Add spa-like accessories. These small touches will make your bathroom feel more like a retreat. For examples on items that you can use, here's a collage from several different homes we staged throughout metro-Atlanta.

How I Measure My Success

I had an interesting conversation the other day with another home stager on the west coast. We were discussing Facebook, and more specifically, how I didn't have a clue on how many likes I had. I also don't know how many followers I have on Twitter. Or, how many people I have in my circles in Google +. Trust me, I understand the value of social media. I just don't measure my success based on my popularity.

Instead, I measure my success on how quickly I can help a seller get a contract on their home. As a result, I focus on all things related to the staging of the home. FYI - I'm no different than any other home stager. We all have the same goal, which is to help the seller secure a contract quickly.

So, the other morning, before heading out for my appointments, I posted this blog post on how we needed to prepare this Atlanta home for the market in time for a 3:00 p.m. showing. I was pleasantly surprised last night when I received a call from the investor who was calling to inform me that the potential buyers, who had viewed the home that day, have put a contract on the home for the full asking price.

Success indeed!

And the icing on the cake is the incredible and wonderful testimonial he sent to me.

We recently used Kathy's staging services for two renovations in East Atlanta. Both houses were under contract the same day we listed! They were staged beautifully and the supplied pictures were an added bonus. Its key for our business to have not only a beautiful constructed home but also that extra finishing step, with the help of Kathy, to get a fast sale.
