Is Your Home Capturing the Buyers Off the Internet?

In the case of this home (see before picture below), we have a completely vanilla kitchen (minus my bin of accessories, of course). The cabinets are white. The appliances are white and we have a light-color countertop. If left empty, it's likely the buyers, when searching the Internet, would likely find nothing appealing about this kitchen.

If you're selling your home, your objective should be to make the "short list." The short list is comprised of the homes they've viewed off the Internet that are "worthy" of seeing first-hand.

Once a buyer settles on a location, price and size of the home (for example, quantity of bedrooms), they will next look for those that are most appealing. Herein lies the greatest opportunity for a seller. If your home is vacant, dress it up. Trust me. As a professional home stager in Atlanta, I've had the good fortune in having helped hundreds throughout metro Atlanta to help sell their home quickly.

Over the weekend I wrote a a blog about a house that was for sale which had no curb appeal. Although the house was cute, it lacked that slow the car down and check out this house. Your yard believe it or not has to impress potential buyers...its the first impression. Here are some tips for staging your yard by Harmonizing Homes.

Your front lawn is the first thing that buyers see when they drive by, so make sure your lawn is cut, and edged.

Prune any branches that may be hiding your home, as we saw in the picture in my blog "what is wrong with this house" the house was hidden by this tree, which needed to be pruned.

Mulch around the trees and garden it will look so much neater and fresh

Edge all of your flower gardens...all you have to really do is use a straight edge shovel

Power wash everything...your side walks, deck, house ....cleanness counts

Plant some flowers for color if you don't have flowers planted, or pot some flowers for your walk way or steps. This time of year it is a bit difficult however, there are still Zinnia's out which are nice a bright and the mums will be hitting the market soon.

Flower Box by Harmonizing Homes

Hang some window boxes.... you can fill the window boxes with seasonal flowers and Kale for the fall

Create an outside seating area - a small converstional area perhaps around a fire pit. Place some potted palms around.

Don't under estimate the power of curb appeal.....The appeal will get the potential buyers to at least stop and write down the address and phone number of the agent.....

Will Dated Furniture Hinder The Sale of Your Home?

A common practice for homeowners with vacant properties is to utilize furniture that they have hanging around. They make the assumption, and with reason, that something in the room is better than leaving it vacant. And while most buyers benefit from seeing furniture placed in a room, dated furniture has its drawbacks. Here are just a few:

The dated furniture can, and does, nine times out of ten, date your home
Dated furniture will NOT appeal to a broad base of prospective buyers. In fact, your home will likely be a turn-off to the young buyers
Buyers viewing your home on the internet are likely to pass

Case in point - while on my way to de-stage a home in Grant Park last week, I received a call from a prospect that was relatively close by to where I was de-staging. She asked if I could come over to see her home which has been on the market for 6 months. Armed with only my cell phone to take pictures, I snapped the two before pictures below. I apologize for the poor quality. While the iphone 4 is incredible, the camera, well... not so much (smile).

Semi-Staged. Is it Effective?

Let me start by sharing an example of what I mean when I say "semi-staged."

As you can see in the photo above, there are a few accessories scattered on the bookshelves. The homeowner had added these to help warm up the space. Don't get me wrong, the accessories were a nice touch. However, if you look closely, you'll see the light fixture in the forefront of the picture. This room actually served as the eat-in and a great place for the family to gather for dinners.

The challenge for the homeowners, with this semi-staged room, is that buyers were not able to envision HOW to use this room.

After months on the market without a single offer, the homeowners called on Home Staging Atlanta's premier staging company, Georgia Interior Solutions to assist with getting it sold quickly.

Here's what we did:

The simple addition of the table and chairs really made a difference. Combine that with the two accent chairs and a few added accessories (art, books, greenery, etc...) and the room came to life.

The results - home was under contract in less than 6 weeks after having been professional home staged.

Atlanta Home Staging - Same House. Second Time Staging

A couple of years ago, I had the distinct pleasure of home staging this home in Atlanta, Georgia. I remember the agent calling me only a few weeks later with the good news that the home was under contract. We were all pleased.

Fast forward two years.... the owners received confirmation that they would be moving to California for a job transfer. They were so impressed with how the home looked when they made the purchase that they wanted the same home stager (me) to stage the home.

I suppose this was bound to happen as I've been professionally staging homes throughout Atlanta for almost 5 years. And for those that may be wondering if it's a new agent or not - they are using the same one who originally listed two years ago.

Here's the home as it appeared two years ago when I first staged it.

Here's how it looks now, after the 2nd staging. Please note that the following is NOT a picture I had taken. After having staged the home, the owners were having cleaning people brought in to do a thorough cleaning. I'll be back this week to take my own photos and will post a few other rooms.

Active Rain Home Staging “Before and After” Picture Contest

Home Stagers – It’s your time to shine!

For years, I’ve had the distinct pleasure of posting my before and after pictures in Active Rain. During those years, I’ve had numerous clients contact me as a direct result of having posted my pictures.

Home Stagers - I want the same for YOU! As a result, I’ve solicited the approval of running an Active Rain contest that focuses on your best home staging projects. The winners will receive 3,000 points for 1st place, 2,000 points for 2nd place and 1,000 points for 3rd place.

Here are the details:

· Within the comment section of this blog post, you will post your favorite before and after projects. NOTE: In order to qualify for this contest, you will need to post both the before and after picture.

· Contest will run from June 8th to June 16^th by 5:00 p.m. eastern time. PLEASE FEEL FREE TO ADD YOUR BEFORE AND AFTERS NOW. CONTEST END DATE REMAINS THE SAME.

· Five (5) judges have been pre-selected. The names of the judges will be announced after the contest.

Home Staging for an Atlanta Investor - As a home stager in Atlanta, where all the testimonials on my site are in fact mine (smile), I've thoroughly enjoyed working with the Atlanta investors. While the process can be a little different, they are a joy to stage.

This is an example of a home we staged last week.

Here's what the room looks like when the furniture has been delivered. I typically have it placed in the "general" area. However, I've been known to make multiple changes to the layout. As any professional home stager will tell you, the furniture, accessories, layout, etc... are NOT about the homeowner. Instead, it's about the buyer.

Here's the end result:

This Atlanta investor made some wonderful renovations to the kitchen as you can see below. My job as an Atlanta Home Stager is to help the buyer emotionally connect to the home.

By design, I don't overload the home with accessories. Instead, I need to compliment the style of the home and use tasteful items that help make it as appealing as possible.

It's One Thing to Steal My Content. It's Another to STEAL My Testimonials!

In the recent past, I've found that others have stolen my content from my website. As if that wasn't bad enough, I just found someone who has TAKEN one of my testimonials.

To say I'm furious is an understatement. As ANYONE, in ANY profession will tell you, a testimonial is like GOLD and represents all the hard effort you put into the job at-hand. Testimonials don't come easy.

Personally, I work hard as a professional home stager in Atlanta and strive to do the very best job at each and every staging. When I receive a testimonial from either an agent, a homeowner, an investor (whomever), it's something I cherish.

Back to the individual at hand - Not only is this person a thief, he is a liar. I don't like liars and I don't know anyone that does. He is mis-leading the public. That to me, is absolutely unacceptable.

And to make matters worse, he resides here in Atlanta. In addition to stealing my testimonial, he has duplicated 22% of my site. That too won't be tolerated.

As the Real Estate Staging Association's (RESA) Ethics Chairperson, I take these matters extremely seriously. As a human being, it's unacceptable.

Here's the testimonial he has STOLEN (this was taken directly from his website):

We had heard that staging would help to sell homes quicker and for top dollar, but weren't sure it was worth it. Nohow would have to agree! We held an Open House 2 days after the house was staged and ended up with 2 offers the next day! The house was under contract that week. Measuring your success as a home stager

Personally, I measure my success based on how quickly a home goes under contract after staging. Others may believe that the quantity of homes one has staged at the same time is a good indication. There's definitely two sides of every coin and I'm not here to suggest that having a large quantity of homes staged is a bad thing. I currently have 17 homes staged at the moment. To me, that's more of an indication that my marketing efforts are working (yes, I blog on Active Rain actively and I'm here to tell you it has helped tremendously).

Here are just a few recent examples of our Home Staging Atlanta projects that have sold recently:

The home above has been on the market for 2 years prior to being professional home staged. In the first week of staging, the sellers received an offer but declined. Three weeks later, they had two simultaneous offers and the home went under contract. With multiple offers after staging, the home went under contract in less than 4 weeks after staging.

The home above was on the market for 8 months prior to being home staged. Within 2 weeks after staging, the home went under contract.

The home above was staged prior to being placed on the market. Within 2 months of staging, the home went under contract and has since been de-staged.

This Atlanta investor opted to increase his original asking price by $20K after being professionally home staged. Three weeks later, the home is now under contract at the full asking price.

Is Your Home or Listing Making the Buyers Short List?

Is your home or listing making the buyers short list?

That "short list" is serious business. Buyers are absolutely using the Internet to narrow their search for their next home. How can you help make that "short list?"

Ensure the location of your home stands out. Buyers will narrow their search based on location first.
Next, ensure the price of your home is clearly visible. Once buyers narrow their search based on the location(s) they're interested in, they will next narrow it further by looking at the price of the home.
Load the listing up with beautiful pictures. Listings with one photo or worse yet, no photos, will NOT help you sell your home. Buyers will no doubt be looking for homes with pictures that show the exterior as well as the interior.

P.S. I sure wish this women didn't look so angry. She really needs to smile more.

Some may argue that having a $69K listing staged simply doesn't make sense. However, the Atlanta investor, who has used me on his last four homes, would argue that it makes sense at any price point. Three of the four listings have gone under contract in less than one week. He's banking on a quick sale and I'm confident he'll get it.

Let's start with the picture first so that you'll see exactly what I mean.

Yes, the exterior matches the interior.

While I took over 30 pictures, I suspect that the only room that will be recognizable (after we've worked our magic) is this one of the formal living room as the fireplace is staying.

But, no worries, Home Staging Atlanta's premier home staging company, Georgia Interior Solutions has partnered with an Atlanta investor to rock the Atlanta market. We're on our 9th home. With his renovations, combined with my staging, we've never had a home sit longer on the market than 2 weeks. How will I help this Atlanta investor?

Define the layout. For this particular home, the biggest question asked was whether or not we should add another level. At this point, the answer is no. Instead, we intend to add to the back.
Choose flooring
Choose lighting (canned lights, light fixtures, etc...)
Choose wall color
And the list goes on....

So stay tuned. This will no doubt be one of the biggest transformations ever.
